I have received my HLE amont fr HDB is $318k. What if if I wan to purchase a flat from HDB that cost ,let's say $440k. I have CPF abt $70k and e AHG i get is $10k. So 318+70+10=398k.
So I stil short of $42k off the flat price. Does it mean that HDB won't let me purchase e flat?
Or i have to top up e shortage in CASH? Bcos HDB only willing to loan me $318k?
Any reply is appreciated.

2009 april half yearly sales, few particular units at Tivela, Atrina (SK) were at 260K++. the same unit up for sales for now has gone up to 290K and even beyond 300K.
And wasnt it updated that these units were all taken up during 09 half yearly sales? how come now all available again...really so many people give up after paying 2K deposit??
Yes, you are corect. These owners gave up the flats probably due to unforeseen circumstances, like loss of jon, divorce or failure to register marriage after applying under Fiance and Fiancee scheme etc.
As for the $30K increase in price for the units in Seng Kang since the April 2009 half yearly sales. I think Singapore's National Development MInister Mah Bow Tan has clearly indicated to the miedia that HDB prices are headng nowhere except North.

Hey guys I've got some qns... 1. If I've booked a bto flat recently and paid e $2000, can I still ballot for this balance of flats? 2. If I can, how much of the $2000 will I forfeit?? Will it forfeit my 1st timer chance?? The bto only ready in 2013... Zzz so I hope to get new ready ones sigh pls help!!! |

happydance : i believe u need to forfeit the $2K if u had pay for it. Also if you ballot for BTO and select a flat. You will lost one chance. |

Can anyone please help me? Im going to try out for the Sale of Balance Flats (Oct). I have some questions. Please help! :) 1. Im a first timer, both single under 30 yrs old. Do we qualify for the 5%-5% scheme for Sale of Balance Flats? Meaning pay 5% during first appointment plus the stamp fees, then second appointment (key collection when the flat is totally built) then pay another 5%. Im choosing a flat that will only be ready in another 3 yrs time. Please correct me if im wrong. 2. Also, are we given the $30K grant for first timers @ Sale of Balance Flats? If yes, does stay near parents ($40K grant) apply for grandparents? Or is this for resale flats only? 3. Can I pay the stamp fees and conveyancing fees using CPF too? Thanks a million!! :) |

1. If you choose to participate in balloting for a SBF flat you will have to give up your current BTO flat and lose all of your deposit.
2. Understand what SBF is, it's basically the sale of repurchased flats, balance of SERS flats and BTO flats, expect every unit to be OVER subscribed, each of the 2,000 odd units WILL BE balloted, you already have chosen a flat which I assume you're more or less happy with, why do you want to give that up and gamble for something which in all odds you probably will not get? You'd be nuts to do it imo.

Think is spot on, the CPF Housing Grant Scheme (30k/40k depending on conditions) are only for resale flats. However the Addtional CPF Housing Grant Scheme applies to both new and resale flats. The AHG is the only grant that can be applied to new flats direct from HDB iirc. |

To the best of my knowledge, if you buy direct from HDB, these flats are already considered "subsidised" ("subsidised" as in average of recent transacted prices in resale mkt minus $30K).
Hence you only enjoy additional $10K grabt if our new flat is within 2km radius to your parents' existing.
But bear in mind that within 60 months from the date you officially receive your new home keys, if your parents move out of their existing flat to a new location outside of the 2km radius, you are liable to pay back the grant of $10K with interest to HDB.
You also enjoy additional grant if your household income is below $5k for the past 12 mths.

yea ure right. cos payment scheme for BTO is different.2000 for OTP then 10% by CPF. Sorry i confused u. cos i bought a DBSS and i got the grant so i thought all new ones have.
