I was there this morning at 11am and only 2-bedders were released for sale.
Price was quoted at about $1130 psf for 780sqft apt (after discount inclusive of Far East loyalty customer
discount). But then, all the 2-bedders for the low floor (7th~10th) were all sold out by 11.30am.
Was told that the next batch of 2-bedders on the higher floor will be at least $1250 psf.
Eeemmm......the response for this project being close to the mrt is really overwhelming even though the price is more than 1K psf.

$1200psf for 99 yr lease condo... i bought a unit 1259sqft @ The Peak, already cost me 600+k....
 
if i am buying such a similar unit in Centro, won't it cost me S$1.5million?
 
then in comparison, i can sleep early... i was thinking my purchase to be very exp... its only HDB flat, with 99 yr lease..
 
looking at centro, yes its private but also 99 yr lease... costing 2.5 times more... i dun need the condo facilities... and i am still able to restrict outsiders from entering with the access card thingee..

It is confirmed that this project is launching VERY SOON, I was told next week end.

I saw the layout and design, pretty good with 50m lap pool, dancing balcony lifestyle built-in and sky pool.
It is a Single Tower not the original 3 towers type.

well, PC can be sold 5 years later.. there is NO $8000 income caps for resale, if the buyers are not going for the HDB grant... confirmed liaoz... 1.5 million for a decent comparable 5 room condo... craps.. its really horrible... and Centro is also only 99 yr lease..

Different lifestyles, different aspirations. Also some people have no choice but to buy private due to the HDB income limit. You will face the same dilemma one day, unless your income remains status quo.
 
At least buying from developer direct is still better than getting a resale HDB, and no doubt DBSS will cost more when they are available for resale.
 
And for future DBSS resale, it will depends on high private prices to justify their resale price too.

Well, I went to check out Centro last night. Show flat open even at 10pm. Think sales so hot meh? I dun believe. Creating false impression.

All along, reading from papers, i had the impression level 1-7 sold out. Ya right, coz level 1-5 is multi storey carpark. level 6 is the function room, pool etc etc....the first residential unit only starts from level 7.

that's why, without any housing at all, the LAND PRICE equates to already $606 psf. Crazy prices.

The sales tactic, quite pressuring also. the registration is some place away from the show flat (some tent setup). then the agent bring u to the show room. agent need to pass a tag to some securitty guard b4 the guard let all of us in.

2 stacks in the centre sold from level 7 - 15 i think. left another 2 stacks of 2 bedroom. 3 bedroom not release for sale yet. only today then release.

Well, agent show me around, but never even give me the sale brouchure. I ask for it, was told coz they launch early, never print yet. I can't believe it. After finish looking, agent crack some joke "so how? like it? give me your nric and i register for you la..". i was bewildered. hey, $1.03m for a unit on the 8th floor, see 15mins, then buy meh? i need some time to think through also la... (anyway, agent might be reading..hahaha)

otherwise, i think the showflat really very nice, but prices seems to be slightly expensive. not worth it paying the $606 psf just for the land.

Long time lurker here and my maiden post :)

I went to the Show Flat this morning. I got a shock when i entered the tentage for registration. There were at least 20-30 agents in the tentage, all waiting. From far, anyone would have mistaken that tentage were full of "Potential Buyers"...

The Agent did pass to one of the staff a number tag. That tag looks like a queue number of some sort. I expressed my interest on 3 bedrooms and she proceeded to introduce me to the facilities and layout and blah blah blah, the usual works. The Show flat was really nicely done and i'm impressed.

However, equally as impressive was the price tag. Like LaoHero had mentioned, the sales tactic was a bit pushy and for a 17th floor 3BR @ $1.5M, are we not requierd to think hard, i mean really really hard? I told her that it's not a decision that can be made with a 30mins tour and 15mins presentation.

That's where things went cool a little bit ie go through the motion cos looks like there be no sale this folks.

Anyway, as we are at the end and finishing up on this discussion i requested for a copy of the floor-plan to help me further on my decision making, she reluctantly pass us 2 copies (for 7-15th Floor and 16-34th Floor). No price list were given, less those units that were for sale or you had indicated interest on. Also, no floor area listed on the brochure too. Why so secretive, i don't really know....

As we said out parting words and exchanged final formalities and walked towards the exit, she actually bolted out. And guess where she ended up? Back in the tentage.

I can only assume that since this Condo is so Hot, a tentage was setup for Agent to queue to serve Potential Buyers. I may be wrong on my assumption but if it's true, this is kind of a first for me cos i've yet to come across a queue for Agent to serve instead of Buyers to purchase. Oh well i guess Far east is being fair to their Agents, so that everyone gets their chance to clock sales.

Overall, it was a really nicely designed and the interior furnishing that Far East is throwing in are impressive. Oh not to forget the ever impressive pricing too.

I strongly don't recommended people to buy houses from Far East Org.No offences,but they charge premium prices and their quality on soso.it's people like Far East Org that cause property speculation to peak.

wow centro really amazes me of its price as well as its showroom in terms of space...no offence to anyone...
just have a look if u went to the show room lets not talk about the 1.8mil one(the big one) that of cos its quite spacious la but hello look at the price dude and its only ABIT more spacious i forgotten bout the square footage though...
look at the other one i think is the 4 room one if i aint wrong...wow even the showroom designer knows its small and it has to design it in such a way that it saves space ...for example the lifted retractable bed....look at the price sia again...
well maybe its for investors...

then the agent also told me the selling POINT is "there would be comunity cooking whr u bring ur pots and pans down and cook together" haha i was laughing in my heart...nvm luh one ear in one ear out...how many of us are SOOOOOOOOOO close to our neighbours nowadays like in those kampong days....and who so free sia everyday cook together...
Then again 99 yrs... maybe its thoroughly for investors...or well if ppl buy to stay...i am really curious ppl pay to be a class abv others...DBSS also condo finishing mah...

Aspen Heights FREEHOLD apartment at River Valley Road (district 9 near mhd sultan rd, 20 minutes walk to orchard road) $1,4250,000 at $1,261 psf
