I don't see any logic in paying double the price of Park Central @ Ang Mo Kio (AMK DBSS), for this Centro condo, nested amongst HDB flats.
 
Overpriced 99 yr leasehold condo admist a HDB estate. When you look out of your windows, you see nothing but HDB flats in the surroundings.
 
You compare this with freehold Newton Edge selling at just below $1,000 psf, I question if Centro is a good deal.
 
Those would drive would be faced with CTE jam and escalating ERP charges when they go to work and when they go home at night.
 
It is culprits like Far East Organisation that bid sky high prices, and drive up the prices of property in Singapore.

I just realised from the picture on page 2 that there is a mosque within close proximity.

Interested buyers do take note of the potential noise pollution from the prayer sessions.

I used to put up in 700b which is rite next to the mosque and never heard any loud prayer sessions that bothers any of the residences, believe it is the air and noise pollution from the main road rite outside the mrt station that need to be really considered as during peak hours the place transforms to super busy with kiasu pedestrians still crossing when there are so many smrt buses trying to make their way to and fro, while the red man on the traffic lights is on. Also hate the long queue of cabs and pte cars, p[te buses dropping and picking up ppl along the taxi stand, literally, making the 3 lane to 2 lanes!

It is confirmed that this project is launching VERY SOON, I was told next week end.

I saw the layout and design, pretty good with 50m lap pool, dancing balcony lifestyle built-in and sky pool.
It is a Single Tower not the original 3 towers type.

I may considering buying a 3 bedroom with park view going below $1m.

I will not buy Park Central a DBSS as has a 100% HDB ruling of
- max $8000 income caps
- max 5 year Physical Occupation before can resale in the market.
- No Condo facility.
- At this selling price for DBSS, EC in this area has to be doing $700-800psf soon.

But Park Central is going at 1/2 the price of Centro. I feel it is more worth it.
 
I am not too concerned about the rules about not being to sell before 5 yrs as I buy to stay &  not to speculate.
 
But if you can afford Centro, by all means go for it.

It will be launched at the end of the month. Its a rather high price but i have to say that its built quite well. There are quite a few surprises that Far East have got up their sleeves given the current conditions. Single tower, 34 storeys, sky terrace....pretty much like your normal condo and it seems like its slightly more than 99 yrs. I think the small units will be sold out in a day.

Dude...are you an agent? Seems like the information that I have is very different from you man....I think for a fact that there is ZERO possibility of having 3 towers on a land smaller than the bus interchange man...you need to get your homework done dude.

Developer bought the land at a unreasonable price doesnt mean potential buyers are treated as suckers to buy at this unreasonable price... Do u mean that it is reasonable for buyers to buy at unreasonable price because developer overbid an unreasonable price for the land. Just compared Grandeur 8's resale price(~700-750psf) and DBSS Park Central price(~490-520psf) in AMK, one will understand what is reasonable price. Period.

Just look at Natural Loft(DBSS) selling at ~500-550psf compared to Clover by the park(Condo) selling at ~700--750psf. Both located at Bishan st 24 with difference of only ~200psf. Another example, Parc Lumiere(DBSS) selling at ~400-450psf compared to Double Bay Residences(Condo) selling at ~650-700psf. Both located at Simei with difference of only ~250psf. What is the difference for Park Central(490-520psf) and Centro(from 1100psf), both located in AMK? 600psf difference!!! Reasonable... haha... more towards looking for suckers to bail out the developers for overbidding the miserable small piece of land.

I heard that the Centro is launching on Sunday 26/7.

Far East Agents told me that they are releasing 133 units and receiving almost 300 cheques.
Is the WORLD CRAZY???I heard from Far East Agts, pricing shall be above $1100psf.

No Overnight Q-ing ... it is really so HOT????????? I think it is Mktg Gimmicks again.

From the Artist Expression, the Building looks like one of the Shenton Way Commercial Building.

This project is too EX for me. I will wait for Sub-Sales which I think history will repeats again.
Bank cannot match re-sales/Sub sales price. Seller has to sell below Developer Price.
