hurhur ur nickname is cute
We were informed of Parc Centro in June, but we more or less know the price is likely around 950psf, which is alittle out of our budget at that time.
We got stack 19 @ Flo @ a good price (i think) and high floor too
Also realised Stack 19 and Stack 20 has a significant price difference (because stack 20 has a slightly better view of Golf range and open view on the right @ the living room balcony) so its more of a budget issue rather than preference.

For this location its difficult to ask for extra discount other than what developer r giving.
The 6 bedder looks like going for $2mil above while those 1,2 bedded going @ $1k psf. not all stack r releasing tomorrow n maybe those going for the opening can update us..:)
Punggol central will be very pack, look out for fong fei fei, some developer may not apply for parking permit along the road side of the showflat. |

when i was there in late afternoon ~4-5pm.. heard from agent it was more than 300 units+ sold.. very impressive.. considering there are still pple queueing to buy then. |

All penthouses, 5 bedded and total 14 stacks fully sold.
6 stacks was blocked, all are pool facing.
7 stacks left 1 or 2 units, and 6 stacks belong to 3 or 3 premium.
Left alot of 1 bedded, total 8 stacks.
Din count how many sold, so total is 40 stacks n you count how many left, think its a new record. |

The 6 bedroom penthouse (in one single storey) is really luxurious !!!
Yo are paying good money for good living space, unlike other penthouse where u pay for big garden but not so practical.

My friend was there. He said the situation there was very chaotic and very poor administration from the developer and agents. He left a cheque yesterday and was told that they would get back to him and reserve a unit. So from what they say is reserved for him. No option to purchase issued to him leh and no documentation to show that he given a cheque.
Is this the right procedure to book a unit?
he has 2nd thoughts and going to give up this purchase and go for something else instead. Or wait out for better location in the city.Singapore is only scared no money, not scared no house to buy.

1 bedder is over priced and for this kind of money to buy a 1 bedder, I can go to city fringes and get 1 bedder.
City fringe vs Punggol. Who in the right mind would pay this kind of money for a 1 bedder in city outskirts?
At least go for 2 or 3 bedder if locale is good. And I am not even talking about near MRT because Singapore almost everywhere is near MRT.

was there at about noon. reasonable crowd. no shoes display outside as shoes are allowed. overall feel quite luxe though personally dislike the white cheap looking wall tiles for the bathrooms. the rooms are quite small. but overall, looks not bad. like the model and the way the common areas look - v green and romantic feel. the function room areas and design of pavilion is nice. |

It really depends.
When government create ERP, a lot of people say that less people will drive during those hours but in the end, also traffic jams get more and more.
Furthermore MRT more people take also break down more and more. The thing about Singaporeans is they complain cars getting more and more expensive but you see more and more cars and more and more Singaporeans driving on the road.
You see people complain housing more and more expensive but you also see these same people buy more and more properties.
There is a misconception that properties near MRT stations are getting more and more valuable. But a lot of properties near MRT are actually "over-valued" compared to other properties which are not near MRT. And this "over-valuation" actually caused a lot of people to take the MRT instead when they can use this "over-valuation" to buy a car.
I look at condos in the East Coast area, not near to MRT but they are also commanding premium pricing. And these people are also buying cars and not complaining their condos are not near MRT. In short, those who can afford a car will still go for a car and a roof. Those who cannot afford a car, will not be able to afford a condo too.
Unless one is telling me that a property near to MRT compared to one that is not near a MRT only has a difference of $30,000, then of course I get one that is near MRT. But if the difference can be as great as $100,000 and more, I think I am paying for something that is over-valued. |
