I also bought a 3BR this morning, low floor. Looking forward to it. The kitchen is really small, but maybe can also use the yard to do some cooking or preparation. Does not come with fridge, washer and dryer, but at least we can choose the brands we want. 8)



oh, i still havent got in touch with my agent after she confirmed my sales yesterday.
 
i thought most private condos comes with free fridge, ww & dryer, nevermind, considering the price we got for this vvip launch, i can ah Q a bit as i can easily buy a fridge, ww for less than $5k budget.

hi dsrio, congrats on your purchase. all the freebies sometimes are sometimes more of a bother, better to choose your own home appliances. you must have gotten a very good price :)

The BR wardrobes are built in, but I don't really like it. Will it be the exact same one as the showflat? I'd prefer sliding doors or better, a walk-in wardrobe in the MBR.

I didn't really take a good look at the showflat as it was soooo crowded when I went last night. Will pop by again to view and take some pics :p

Find a suitable housing loan. If u not intending to take the bank's lawyer then u'll have to source ur own lawyer to handle the fees, legal docs n facilitate the disbursement of your loan/cpf. This must be done within 8 weeks of otp coz u'll need to sign the s&p before your option lapse.
S&p can only be signed with the confirmation of a housing loan, I think.

If u're unsure, ask ur housing agent. They are familiar with process.

Developer's solicitors will send you S&P within 14 days from date of OTP. Upon receipt of S&P, have to exercise the OTP by signing and returning the S&P to developer's solicitors within 3 weeks. Stamp duty is payable within 2 weeks from date of S&P. 15% of purchase price payable next, within 8 weeks from date of OTP.

Hence, you would need to secure a loan now so that your solicitors can start preparing the CPF documents (if you are using CPF) and bank loan for your execution at least about 3 weeks before the 15% is due.

I think one minus point is that there are less carparks than the number of units. For some family, there are more than one cars. Visitors would have no lots too.

Maybe due to close proximity to MRT , hence Sim Lian did not cater for more lots?

Any lobang for the lowest banking rates? I'm looking at ANZ which is using SOR + 0.8% fix, no lock-in. They are using floor rate of 0.1% for SOR, meaning 0.9% interest rate.

The developer should consider building a 3rd basement carpark. Those penthouse units with 7 bedrooms will have more than 1 car, right? The family can't be driving a van. lol...

BTW, anyone knows typically what % of condo residence do not own a car? Looks like simlian is assuming 10%, since only 823 car parks are available, of which 14 are for the disabled.

got a 2+S 5flr pool view abt 901psf.
we were aware of the matilda house but tot with so many pple around shd be ok after some time.
We get this mainly for proximity to mrt and future mega mall.
and i appreciate the yard which is not common now for new launches.

yeah prefer sliding wardrobe. the sink is not those steel type..wonder if its better?

got oven, hoon and hob but no fridge or washer..

Staceyee, your 2+1 study only $901psf on 5th floor? Huh that's cheaper than 3bedder as mine already $913+psf for 6th floor. 3 bedder 5th floor is $909psf, and I thought the smaller the unit, the higher psf?

hi noobec, i would say this price is a bit unbelieveable for a condo near mrt.
 
but i have to admit, the finishing is only so-so considering its a private condo.
 
the showflat is poorly designed too, as if they did it in a rush.
 
but it is selling like hotcakes.

Have talk to SCB, CIMB, OCBC.

might be taking the OCBC loan package at sibor+0.6% fixed for 5 years. 1 year free fire insurance.

CIMB is a bit troublesome, the banker tell us to cancel our credit cards as if we hold too many credits cards, the loan might not be approved. I only use the credits cards for the discount and never owe the bank $ also cannot. Also a cap on the legal subsidies.

SCB rates for 1st 2 years quite low, free fire insurance for 4 years, quite attractive too.

I went to take a look at the showflat yesterday. Its sooo Packed!!!

The Model is very nice, designs and layout are identical to waterview, rooms size are quite "standard" for new launches.

Overall, Treasure Trove is a good development. And in the current property market, you can't find any other property next to MRT priced lower than 1000psf. An Excellent investment choice.

Too bad I already bought my property.

Next development to look forward in Punggol should be the watertown by fareast and frasers (with integrated shopping mall).

According to the agent, Watertown should be priced over 1000psf and launching end this yr or early 2012.

Legal fees usually is about 2.5k.
 
By using bank lawyer, your legal fees will be subsidised by the bank, depending on the loan quantum.

Btw, peeps, heard from few frens, have to fork out additional $200 for legal fees. No bank subsidy for this coz it's a fee charged by singapore academy of law to safekeep the 15%. This rule was in placed since Aug 2011 coz too many rogue lawyers running away with client's money
