Some of the blocks have actually completed... the release of keys most likely should be in 1st or 2nd quarter of 2010...

any pics of latest progress..? If not then ,i have to go down to take alook liao..Hear from some forumer that it's building been completed. So earliest 2010 2nd Q take keys? But HDB expected possession date is Apr 2012.. such a big diff.. |

there is only 1 transaction for past 3 months for block 44 opposite the River Vista @ Kallang.
price is $210k for jun 2008 transaction. valuation for surrounding must be quite low.
home owners there must be waiting for the new flats to be up to push up prices.
good investment opportunity if you don't mind the upgraded blk 43 and blk 44 is near 40 yrs old.
Gd investment opportunity only if there's SERS enblock.
Otherwise, no point getting a home with only 50+ yrs leasehold. Might have problem securing bank loan plus excessive renovations.

I've just applied for 3/4 room. Seems like the opportunity now is 1 out every 2 participant will get it. Not that bad. I want to opt for 4 room. Who also applied? I like this place. the only bad things is ERP and BAD TRAFFIC!!!! |

- Hi efinigal, u apply for 3/4 room for rivervista... i see the price very high!! close to 420k.
- I also want to apply still considering as the price is high. How to afford?
- Let's say a average 4-room price at 420k mid floor, minus off 20%(84k) still need to loan about 336k...
- I heard interest will be about 100k more. meaning paying 446 + 84 = 530k? Is it worth well?
- Experts pls comments
Also new flat near parents got 10k grant?

Considering its a mature estate and its so close to the city, I thk its still not so expensive compared to Bukit Merah area and queenstown area.. |

yes..its about 10 min walk... going to dhoby ghaut just only 3 stations away. direct line (NE) to harbourfront. There's also direct bus to suntec (less than 15 min). |

It depends on your needs and requirements.
Honestly, I don't think anyone has the luxury of choosing their ideal HDB flat, with demand far outstripping supply.
It is a "grab whatever is available" scenario.

I think you got your calculations wrong.
A loan of $336K over 30 yr at 2.6% interest commands interest of $262K, bringing the total cost of the flat to a whopping S$598K
Add in another $30K for very BASIC renovations, and you end up paying $628K for a 99 yr leasehold public subsidised HDB 4 room flat.

I guess the price for most 3/4 rooms flat is like this. Those buying 500K and above will be worse... =(
Anyway, Henny, what is your view for River Vista location? It seem like one of the lowest "times" of application in the Oct 09 sale as compared with P@D and the rest.
