a Mt.Faber MountainView behind, a GolfcourseView below, MarinaView at its door step, follow with the sparking JewelView of Sentosa IR and the horizon SeaView

 it is only the fool that paid and chased after the prime district address to live. 

Eh.. you forgot to mention Container Port View and Oil Tanker View and shipYards View.

You….   arrre…. Pit cha the developer lopang. I had been singing so loudly here hoping that I will be rewarded with a unit there by Keppel management, until I encountered you. 

Perfectly right, you had unraveled the developer closet. These are the undesirable things normally developers and housing agents will not tell us when we visit the showflat. 

Not only that,……. some units there will have the privilege to exchange hello greeting to the HDB flat across Telok Blangah. 

But again, it is all about $$$money. The difference between an unobstructed view / partial view and no view, or worst case of undesirable view can vary from a quarter to few $$millions at Reflections.

aaaah…..aaaaaah……. you are so modest….. and fail to complete the full story. 

The after effect of shrinkage is the much fear reactionary force. Remember your physic science? Due to the earth gravitational pull, the shrinking balls will initially normalized before being subject to fall. The higher the level, the greater is the potential energy force. 

So far, the advancement in science has not found a preventive solution for human being yet to overcome the earth gravity force, only applicable to building. 

Hope, that under our stressful life, readers can exercise discretion for my little perk of delightful jest.

Reflections at Keppel Bay enhances eco-efficient offering with KONE elevators 

KONE to provide eco-efficient elevators in Keppel's iconic waterfront residential development at Keppel BayReflections at Keppel Bay, the residential showcase in Asia for master architect, Daniel Libeskind, will increase its eco-efficiency with 49 KONE MonoSpace® elevators and 18 KONE MiniSpaceT elevators. 


The world-class waterfront precinct of Keppel Bay is developed by Keppel Corporation Limited and property arm, Keppel Land Limited. 


All KONE elevators in this iconic development are powered by the KONE Eco Disc®. This lightweight and highly efficient hoisting machine can achieve a 70 percent reduction in energy costs compared to a hydraulic elevator and 50 percent less compared to a geared traction elevator. This significant reduction in energy consumption and electricity usage will have a direct impact in lessening the development's carbon footprint. Typically, buildings make up about 40 percent of the global energy consumption with elevators consuming some 5-10 percent of the building's entire energy consumption. 


"A BCA Gold Green Mark award development, Reflections at Keppel Bay is another good example of Keppel's commitment to develop properties which harmonise with the environment and enhance the quality of life of our homeowners," says Augustine Tan, CEO, Singapore Residential, Keppel Land. 


Representing a breakthrough in the design of residential developments in Asia, the iconic Reflections at Keppel Bay comprises six glass towers and 11 villa apartment blocks which will house 1,129 luxury homes. The towers vary between 24 to 41 floors while the villa blocks range from six to eight floors. 


"With a growing track record in contributing to efficiency in sustainable developments, KONE has committed a team providing dedicated technical support to meet the specific needs of the development's unique architectural design," said Pekka Kemppainen, Area Director for Asia-Pacific, KONE. 


In this development, nine units of the KONE MiniSpace® elevators traveling at three m/s, serving the high-rise residential blocks at Reflections at Keppel Bay will be equipped with the KONE regenerative system. This system will regenerate power back to the owner's supply network for use in lighting of the building, thus reducing the net electricity consumption. All elevators are also equipped with the light and fan sensor auto-off function and will automatically switch to standby mode a few minutes after the last car call, reducing the energy consumed by signalization by up to 80 percent. 


Other energy-efficient features in the development include the use of double-glazed and low emissivity glass to reduce heat and sub-meters to monitor the energy. Homeowners will also be provided with energy-efficient refrigerators, washing machines and inverter air-conditioning. An elaborate system of filtration or underground tanks will also be used to collect and recycle rainwater for landscaping.

Keppel, other developers rev up for sales

KEPPEL Corporation and Keppel Land are releasing a new batch of 30 units at their Reflections at Keppel Bay condo today at an average price of $1,950 per square foot (psf), assuming buyers will take the deferred payment scheme (DPS).

Buyers who opt for the normal progressive payment scheme pay 3 per cent less. Sizes of units range from 900 sq ft to 1,600 sq ft. The 99-year development is still under construction.

Reflections at Keppel Bay comprises a total of 1,129 units, of which 638 were sold as at end-July, according to Urban Redevelopment Authority data released this week. In July alone, five units were sold at prices ranging from $1,641 psf to $2,195 psf.

Keppel is also riding on the current uptick in home buying to release for sale units at the completed Caribbean Residences nearby at an average price of $1,300-1,400 psf.

Caribbean Residences comprises a total of 168 apartments at the completed 99-year-leasehold Caribbean at Keppel Bay condo that the group had leased out as corporate residences earlier. The majority of the apartments are leased with tenancies ranging from six months to two years, and these units will be sold with the existing tenancies.

Most of the apartments at Caribbean Residences are located in two blocks which are eight and nine storeys high. So far, about 30 of the 168 units are said to have been sold in the past few weeks and the group is riding on the buyer interest to release more apartments.

‘However, not all the remaining units at Caribbean Residences are being put on the market at the same time,’ a Keppel spokeswoman said. The 30 units sold recently were mostly two-bedders.

Keppel is developing the two projects on the former Keppel Harbour site.

Property consultants say developers are working hard to release more projects, to take advantage of the pick-up in home-buying sentiment.

Next week, NTUC Choice Homes will preview its 39-storey Trevista condo in Toa Payoh. The 99-year-leasehold project will have a total of 590 units.

Singapore Land is also expected to begin selling next week Trizon, a freehold condo on the former Himiko Court site in the Mount Sinai area.

The 24-storey development comprises a total of 289 units.

SingLand bought Himiko Court in May 2007 for $336 million, or $821 psf of potential gross floor area, inclusive of an estimated $1.07 million development charge. Market watchers reckon Trizon may be priced about $1,400 psf on average.

Unlike the doctored artist impression, the actual overview of Reflections towers in reality resembled a bunch of asparagus being tied together. The resultant image offers a changing 360-degree rotational view. 

So intensely bundled, can expect these towers residents privacy threshold being severely tested. The more irrational and nonsense elicited by Reflections, the greater is the chance of this baby giving us an architectural break through realization. 

Architecture is a Language, said the master Libeskind.

Keppel sells 98% of 700 launched units at Reflections at Keppel Bay devt

SINGAPORE: Demand for a new waterfront development, Reflections at Keppel Bay, has been positive, with 98 per cent of the 700 launched units sold as at the end of last month.

This was disclosed as the developer Keppel Land topped out the first tower today.

It's the first of the six glass towers to be completed in the waterfront residence development.

Keppel Land chairman Choo Chiau Beng, who is also CEO of the parent Keppel Group, said positive economic sentiments, an improved job market and the buzz generated by the two integrated resorts, contributed to the return of buying interest in the residential market.

Keppel Land also disclosed that it launched another 30 units at the development for sale over the last weekend due to strong buyer interest.

Reflections at Keppel Bay has been billed as being ecologically responsible, achieving the Green Mark Gold Award by the Building and Construction Authority in 2008.

Reflections: All but one unit sold at latest launch

WATERFRONT apartments at Reflections at Keppel Bay are riding high on the property wave, with 710 of the 740 units launched at the 99-year leasehold project already sold.

At the latest launch at the weekend, 29 of 30 units released in tower block 2B - touted as the block with the best view - were bought. The average selling price of these units - two to four-bedroom apartments, one penthouse and a 13,300 sq ft super penthouse - was $2,200 per sq ft, with the highest price hitting $2,600 psf. Market sources say the lowest price was about $1700-1750 psf.

Keppel Corp owns 70 per cent of the development, while its property arm Keppel Land owns the other 30 per cent.

At the topping out ceremony for the first tower yesterday, KepLand's Singapore residential chief executive Augustine Tan said Keppel is looking to release another 20 more units in tower 2B, and may launch between 100-200 apartments for the entire year, depending on demand.

Sale of the remaining units will be paced, he said. 'We are not really rushing to sell them. We have another two years of construction to go.'

Reflections at Keppel Bay will be completed by the first half of 2012. It comprises six towers and 11 villa apartment blocks, featuring a total of 1,129 waterfront apartments along a 750-metre shore line.

Mr Tan said three other plots of land at Keppel Bay are in the design development stage. It will take at least a year or two before development plans for them can be firmed up, he said.

An actual picture taken from the topping-out tower, that is the pent house unit.

That magnificent views are unrivalled. The most sought after in the current market is the most coveted world class MarinaView worth $millions, really exclusive to the selected few.

Believed that these limited edition MarinaView will in times yield an appreciated value when the parties momentum gathered.
