I saw an ad online to register for the preview and signed up, just got an email from them saying that the preview is only next month, but that pricing is expected to be @ $1300 per sqft onwards. But when I checked the URA site for transactions around that area, some of the condos including the Metropolitian which is right next to it sold for much less than that..will be interesting to see what the actual price list is like..

Most developers have priced at least $100 to $200 psf more after the recent success in new launches.

Ascentia Sky is 99 years leasehold.  As of now only certain units are released for sales, spreaded from low to high floors.  2 Bedrooms are currently going from approx $1250psf to $13xx psf, while 3 Bedrooms are currently going at approx $11xx psf to high $12xx psf.  Based on the fact that the developer bought the land at $639 psf ppr, selling at current price level/margin is well within expectations after factoring in construction+marketing costs.  In fact selling at this margin might have surprised a handful of market watchers, but margin can be leveraged upwards if the demand is proven strong.  But of course, due to the thin margin, don't expect fantastic finishing.  :)

IMHO, in relativity, that area is potential, considering there's quite some empty plots of land in that area which in future, will definitely be boosted with upcoming features (like hotels, shopping centres etc) as part of expansion plans for central area, that will certainly ascertain the rising property values in that area in longer view.

By the way the pricing quoted above are all within limited period of early-bird promotion, and is subjected to changes without prior notice.  Better make my personal disclaimer first haha.
