Help ME: Centris or Carabelle?

well since we are at this topic, maybe i would as for some feed back as well.

Currently i am looking for a house to get married next year. I have 2 choice now. 2 bedders at Centris and Carabelle. I will give some brief info on the 2 condo.

Centris - 2 bedder, high floor
pros - Jurong point is at its feet
cons - 99 LH, should see lots of hdb upgraders

Carabelle - 2 bedder, mid floor
pros - quiet and more exclusive environment, 956 LH
cons - far from facilities.

both condos are about the same price (have already sourced the units).

each 1 will u pick? pls pick only 1 of the above condo.

Well.. if i have a car , i dont mind Carabelle. Quiet and peaceful.... and its 956 LH.. if u wana sell, mayb can sell at beta price than the 99LH?

well i do have a car, problem is every time u forgot to buy something u have to start the engine all over again........
for Centris if i need something, i just need to take a lift.
 
now headache over quiet and peaceful or convenience. u are right about the selling price, 956LH is the same as FH price, where as 99 will start to shred when its more than 10 years old.....

your consideration is not FH or not cos u'll never outlive it anyway.

you should ask if it restricts or enhances your lifestyle?

Hi, Kimyong! I have the same problem like you when i bought my house. I been stayed in overseas for more than five years before i came back to singapore. My service apartment was just right above the shopping mall, so it's very convenience for me to do all my daily stuffs. At that point of time i've enjoyed every minutes of my life n felt so easy and happy.
 
When i came back from overseas, i bought a house which is also quite near to the mall but you need to drive or take public transport (5 bus-stops). This is time i feel pain n sick. Each time my son/daughter fall ill, i have to sent them to the clinic by car or cab. Grocery shopping also make me faint esp during the hot day!
 
If you are looking to invest your property, my advice is go for carabelle, but again you have to sacrifice some of the lifestyles. For me i will choose the later because it's me buy house not house buy me!

Centris for sure. When comes to selling or rental, the convenience is most important.
Carabelle is one of the many condo in West Coast, Centris is the only condo at the heart of the Jurong Point/MRT/Bus Interchange/Library....  Moreover, the fittings and layout is fantastic.
 
It is the same quietness within any condo. But if you like to take a regular quiet stroll outside your condo,  then Carabelle will be the one. I dun like to cook at home and prefer to take a stroll in the airconditioned shopping centre, so I choose Centris.

first of all, would like to thank whoever move my posting and create a new thread for me.
thanks alot.

secondly, very much appreciated all the reply and suggestion. both have its pros and cons, almost same asking price, within 3k difference, have not bargain yet. only differene is centris is about 50 sqft bigger, but being a 99LH compare to carabelle 956 LH.

1 way is probably to flip the coins...... lol. joking

I guess convenience is a very important factor, given the fact that we are in a very fast moving world. and yeah the weather here is almost killing us all. but some times i really like the peaceful and quietness over the weekend when u are off your job (what a crazy madness working environment in Sg)

Carabelle is selling for about 70 psf more than The Centris. For an investment perspective, Carabelle is in a better location as it is considered south west whereas The Centris is far west. However, west coast may not easily accessible as there is no MRT nearby. Convenience wise, The Centris is better than Carbelle as it is next to MRT and on top of a shopping mall. If you are looking at Carabelle, I would suggest you look at Botannia which is next to Carabelle but further away from the highway. Botannia is also another 999 leasehold and it is jointly developed by CDL & Capitaland.

Btw, how much are the units that you are looking at, in terms of absolute price and $psf price? I thought Carabelle is now still more expensive than The Centris in terms of $psf price?

Where is your office and your wife's office? While The Centris is nearer to amenities, Carabelle is almost nearer to anywhere else in Singapore.

I feel that condo prices in Jurong are now over-valued. Usually condo prices in Freehold / 999 years developments are 10-20% higher than the comparable 99-year leasehold developments nearby. And in terms of location (i.e. distance to the city), Carabelle is better. So if the prices of the 2 units are quite close, the Carabelle one is more value for money.

both condo are around 600k, before negotiation.

Carabelle : 883 sqft ==> 679.5 psf
centris : 936 sqft ==> 641 psf

both trying to negotiate for around 570 - 580k, have not negotiate yet cause have not decide which 1 to go

we work in town, very near to each other. future wise difficult to say.

we are abit pro centris at this moment, due to convenience even though we had a car. but the thought of driving out for food, or even consult doctor is painful....... not to mention friends without car wanna visit us.

any1 knows the launch price of 2 br unit for Centris?

Average prices at 610-unit The Centris are $500 to $550 per sq ft (psf). I think it's quite hard to negotiate for so low unless there's a fire sale as the first owner would still need to pay for stamp fee or loan interest/penalty.

thanks for the info. at 600k its at 641 psf. i think can further squeeze some more. U guys have no idea how active those agents are on the follow up actions on me.

I smell a little fire sales on, but not major enough to bargain for 500 psf yet. not sure if i should wait or try something for around 550-580 psf.
