Here is a Google Maps version of the North South Expressway. It is not accurate but hope that this will at least give you a breif idea of how it looks like. Also time flies, so don't say that the North South Expressway construction is still far. When it comes, we are at least prepare.

it will take another 10 - 20 years for the infrastructure to complete construction.

Well at least it is better than nothing. Besides I think the High Speed Rail from Malaysia to Singapore is really putting pressure on the government at Woodlands. Since they said that everything will be new and I don't think that the government wants the train to go all the way to the city. So if the High Speed rail, expect a few things to happen:

1. Property prices here may up 2 times or more. (I do not know how much but from other countries it seems that it is always more than 1 times)

2. Goods price here will also rise due to property price rise.

3. Developments will be going at high speed for a while.

4. Some tourist attractions and business centres might also be built. (I don't think Singapore want to leave tourists with a very bad impression that Singapore is rural in the north.)

The High speed rail can bring good or bad news to Singapore so just sit back and watch. Singaporeans won't be affected much but Malaysia side will see, property prices which the high speed rail run will see their houses worth millions. Even sleepy town or city will become vibrant.

high speed rail means noise pollution.

if the train just bypass, i don't see how the property prices of that area can increase.

North-South Expressway alignment approved

SINGAPORE: The Government will acquire close to 40 lots and more than 30 part lots of land to facilitate the construction of a stretch of the North South Expressway (NSE) between Admiralty Road West and Toa Payoh Rise.

The Land Transport Authority (LTA) said this follows Government approval for the alignment of that stretch of the new expressway.

Planning, engineering and alignment studies for the southern segment of the NSE are still ongoing.

The LTA said the lots to be acquired, which include Marymount Terrace and Marymount Convent, will be comprehensively redeveloped.

The Singapore Land Authority (SLA) gazetted the lands affected by the acquisition on Wednesday.

Landowners who are directly affected will receive the acquisition notices on Wednesday and they will be given ample time to move out.

The new expressway will run parallel to the Central Expressway (CTE) to serve the north-south corridor.

The CTE is currently the only expressway serving the north-south corridor and it experiences heavy traffic generated by motorists from the northern and central part of Singapore during peak hours.

LTA said even with the completion of the CTE widening project by the end of this year, traffic demand along this corridor is expected to continue to grow.

The authority said the NSE will not only alleviate the current load experienced on the CTE, but also help ease traffic on major arterial roads, such as Thomson Road and Marymount Road.

NSE will consist of a combination of viaduct and road tunnels to provide a new high speed road link from residential estates such as Woodlands, Sembawang, Yishun, Ang Mo Kio, Bishan and Toa Payoh to the city centre.

It will also connect to existing expressways, such as the Seletar Expressway and major arterial roads, such as Marymount Road.

Work on the new expressway is expected to start in 2013 and completed by 2020.

Plans for the northern part of the North South Expressway (NSE) has been approved, according to the LTA. This expressway, which is planned to ease the congested CTE, will be constructed in the somewhere in the near future and should be completed by 2020. The big question is, who will be affected?

In short, if you are living along these roads - Toa Payoh Rise, Marymount Road, Ang Mo Kio Ave 6, Lentor Avenue, Sembawang Road, Gambas Avenue and Woodlands Ave 8 - you will either get your view blocked, lose some land to the government (at market price?), have to dust your home more often than usual, or maybe even have to move out (worst case scenario?).

The approved north section of North South Expressway is broken into different sections. Here is roughly what we know:

  • Tunnel that goes along Marymount Road starting from Toa Payoh Rise to Jalan Pemimpin
  • Semi-Tunnel / Sunken Tunnel that continues on Marymount Road from Jalan Pemimpin to Sin Ming Avenue / Ang Mo Kio Ave 1
  • Tunnel along Marymount Road/Ang Mo Kio Ave 6 starting from Ang Mo Kio Ave 1 to Ang Mo Kio Ave 5 / Ave 8
  • Semi-Tunnel / Sunken Tunnel along Ang Mo Kio Ave 6 beginning from Ang Mo Kio Ave 5/8 to the Lentor Avenue / Yio Chu Kang Road junction
  • Surface roads along Lentor Avenue from the Yio Chu Kang junction to where Lentor meets SLE
  • From SLE onwards, a viaduct all the way along Sembawang Road, Gambas Ave and ends at Woodlands Ave 8

So who are the poor folks affected? We have yet to confirm this but this is from what we hear:

  • Bye bye to Orange Valley Nursing Home
  • Bits of Shunfu Estate (Shunfu Gardens and Shunfu Ville) along Marymount Road will see more years of construction after years of Circle Line construction.
  • Bye bye to Marymount Terrace (just when they thought they could benefit from the Marymount MRT!)
  • Homes along the viaducts and surface roads will suffer most - Bullion Park, Castle Green, the landed homes facing Lentor Avenue, Euphony Gardens, Chong Pang City, Chong Pang Garden, Seletaris, North Oaks, Woodlands Meadow (BTO).
  • These condos will get bits of their land taken - Seletaris,  Nuovo, Bullion Park.
  • Along with these private properties, industrial estates owned by JTC and HDB in Sin Ming and Woodlands will also be acquired.

looking at the date this thread is 1st post, it had pass 3 years from then.

I believe LTA had much consideration to reduce the damage to the minium, but to those affected is STILL affected.
Coming to say the expressway will eventually benefit the residents northern part of Singapore and "neighbour" up north.
they will have a alternative route to city then.

I had a feeling a third crossway might be built there too :p
