yes alot of green .... and monkeys .... :P
quiet area ..... nearest supermarket is thomson plaza

Meadows @ Pierce launching soon. Following the successful launch of the Double Bay Residences (DBR), UOL will be launching another mass market project – Meadows @ Pierce, in 2-3 weeks’ time. According to Knight Frank, the marketing agent for the project, this 479-unit freehold residential development at Upper Thomson Road consists of a refurbished tower block (14 storey) and three 5-storey blocks and will include small-size units to cater for the market demand. Launch price for this project is expected to average around S$900 psf, which is higher than the S$800 psf that we have assumed in our valuation. UOL will also be able to save on the construction cost through the refurbishment of the existing 14-storey tower.
In my view, not worth it.
Even Pierce view which is located much nearer to the amenites, Jalan Leban hawker center and shops recently only transacted at S$600+psf only.
Meadows is besides the tagore lane industrial and quite far from anything else except roti prata shop cannot command S$900psf.
Futhermore, now is suppose to be the property decline period
besides, UOL has already saved a lot by not building a new tower, they will be re-using the old tower.
Have you seen that old tower?

No offense to the user:
the price of a property compromises of many factors.
but have you seen peirce view. its condition..
and the only facility it has is the car park. it has a small wading pool which is not considered to be a swimming pool.
there the price it commands at peirce is only justifiable for its condition..
meadows at peirce no doubt refurbished their tower. but if the developer finds it applicable for their new development. it is only wise for they to refurbish and rebuilt it. its not that they are refurbishing everything.
all and all, meadows at peirce is definately a property to snatch for this year. Good investment returns to be expected and rental rates.
