I heard that this Executive Condo. has got no underground carpark.  Is the developer trying to save costs and lower the psf?

Just seen from somewhere that there would be common basement carparks in addition to a 5 storey multi-storey carparks.
 
2 blocks of 18 storeys, 1 block of 16/18 storey apartments and 1 block of 5 storey MSCP.

He added that there will be a market for the new EC project if it is priced 20 per cent to 25 per cent lower than nearby private condo Tree House, which sold at an average price of $830 psf in the second quarter of this year......"

Wonder why are they using Tree House as a reference? Assuming we are using this as a guide, the psf for Segar EC should be $622 to 664 psf. But I'm seeing a range of $666 to $730 psf in property guru. Of course these are not confirmed, but for a location at Segar Road, with Expressway infront and a drain besides it, isn't it too high?

I think this project a bit tough with the slew of anticipated measures and talking down of private home prices by vested parties. With 600 units, I wonder how the developer is going to price this location with the chatters about the peaking of private prices.

If priced above $700, would any of you buy if Tree House is used as a reference. Personally, I think that Tree House shouldn't be used as a reference as it is launched at a different timing and is a sold-out project. Meaning to say that it is priced favourably to market conditions then. If Tree House is used as a reference, why not Foresque (sold mostly above $1000psf) which is situated next to it and is more current.

Having said so, I think that current sentiment would be very tough on Blossom Residences if priced above $700 psf. Our Development Minister has already warned about the current high private prices and is thinking hard about ways to cooling it. He said that there is a current pipeline of 45,000 units yet to be built and sold. Sites made available through the second half of this year's Government Land Sale programme could inject another 8,000 new homes.

External factors such as the followings would also play a part in bring down private home prices.

1. Weak consumer demands in America, weakening American Dollars.
2. Soaring sovereign debts in Europe e.g. Spain, Portugal, Iceland, Greece etc.
3. China's rising interest rate to curb flow of hot money (hedge funds)

I have stayed in Segar for about 10 years now and is actually quite interested in this project. I can appreciate the jogging track and park behind my flats. Also, it s quite a serene surroundings as compared to where I used to stay. The expressways lead me to town within 20 minutes. No where is just more than 30 minutes away unless you are going to the airport.

Just seen the site plan. Tennis court, multi-purpose court, 50 meters lap pool, kids pool...Nice layout. Internal square structures also make furnishings easier.

It is a pity that blossom residences (BR) floor plan is typical of recent launched ECs - no store room and no yard for hanging clothes.

Otherwise BR will be a very good choice with almost squarish layout (no weird angles), N-S facing, etc.

There is a choice of utility and yard depending on the sizes of the units.

Agree with u that above $700psf is going to be tough for blossom, bec it is not near to MRT like Esparina or Prive. The resale value of the older EC does shows that location is a big draw. Quality of finishing is not as good as condo. So i,m not sure if it is worth getting EC at a price 20-25% lesser.

I'm keen to buy if it fits my budget for a reasonsable space, if not there is no point buying an EC. Might just wait as the minister just said that they are supply more to meet demand. So I think there will be another round of cooling measures coming.

Ya, quality has dropped. Now with construction bloom, I'm wondering if quality be affected. Crossing fingers now.
I have been sourcing for new home for some time, kind of disappointed with all the baywindow n large balcondy development. Now finally i'm seeing better floorplans, recent one that i like Foresque, where there is effective used of space, and no toilet door facing ur bed in master bedroom.

This one i think offer better floorplans but i,m very concerned with the noise from the Expressway.....

Blossom location not very good.. So i guess pricing should be avg 680-700psf..
