Heronbay vs Waterbay vs Riversails

These 3 projects will be launched next month in D19. Which one will sell better? which one is more value for money?
Heronbay EC - Price should be around 725 psf, not near MRT (20 mins walk to Hougang MRT), small project with around 400 units
Waterbay EC - Price should be around 750 psf, near Punggol MRT (10 mins walk), small project with around 400 units.
Riversails PC - Price should be around 825 psf, not near MRT (20 mins walk to Buangkok or Hougang MRT), big project with around 900 units. But this is a PC.
They all have their pros... Heronbay - cheapest, Waterbay - nearest to MRT, Riversails - PC.
What do you guys like the most?

If die die must choose, go for riversails. PC price at EC price.
the con is Riversails too many units and at undesirable location.
But all 3 dont think got investment potential. For self stay ok. |

Buy Parc Vera better. But as long as any launches below $1000psf it is a good buy. Soon all will be above $1000psf. Hougang condo seem to be undervalued. A mature estate less than $1000psf. If PAP take over hougang it will be selling like hotcakes above $1000psf. Just my views. |

I think waterbay is better, in terms of location (nearer to Mrt, Nearer to Watertown Mall)

Agree, Riversails will be more attractive if Allgreen price it righ, given the fact that this PC land cost is even lower than the other two EC land cost. But things could be different if developer is greedy (way above their indicative price)
In my opinion, waterbay will probably be the most popular among the three looking at how Parc Centros sells.
Heronbay will need very aggressive pricing to stay afloat...

Heronbay may face the same difficulties as Watercolours (both ECs have the same developers if I am not mistaken) - currently Watercolours' sales stuck at around 50% to 60% (Watercolours has only 416 units in total). Waterbay should do better than Heronbay as its nearer the MRT station and future amenities (e.g. the Watertown Mall as mentioned in the earlier postings and the Punggol Hawker centre which would be located near the MRT station). |

own stay i will choose, Heronbay. Investment i go for Water bay (btw, is QianJian running out of idea ? this project is not near to waterway or logang lei. y called water bay ? ) Riversails had element of both, if the price is as per wat is said. LRT is nearer walk for this project. This is like Minton of Sengkang, the most facilities in Sengkang / Punggol project so far i think. |

For me if only choose D19, ownstay maybe Naung residence, close to MRT and future hougang super mall and revamped Hougang Plaza (too expensive for investment though) Investment choice would be Waterbay like Aloyvier given the incredible sales of Parc Centro Not big fan of Heron/Sail in terms of investment, due to location / amenities , + Boathouse /RiverSound still has plenty of unsold units therefore can see demand is low. |

Different people different walking pace. Should take between 10 to 20 mins to walk to Punggol MRT from Waterbay. |

Just buy mature town estate below $1000psf like hougang won't go wrong. Or buy any area below $1000psf. |

Floor plans for the Waterbay EC development can be found here: http://www.waterbay-ec.net/Site-Plan-Floor-Plans.php Found out from an agent that 16 Oct (Tue) is the release date of the prices for this EC and that 19 Oct (Fri) is the date for the manual balloting.

Well, if based on these 3 projects, I would go for Riversails as its PC which means not tied to the HDb 5yrs MOP. I think the price will be very competitive to Heron Bay thus why not go for PC instead of EC? |
