Think this is the new Punggol EC from Qingjian - this EC would probably be launched in Qtr 4 of this year since the tender was won by Qingjian in early April 2012.

Qingjian has a strong presence in Punggol - Riverparc Residence (EC at Punggol East), River Isles (Private Condo) and this new EC at Punggol Central.
Qingian now has the most number of condo developments in Punggol.

If I am not mistaken, they also built some of the HDB flats in Punggol.

Other ECs in Punggol are Twin Waterfalls and Prive. So a total of 4 ECs in Punggol as of now. More ECs to come at Punggol - I think there will be at least one more near Flo Residence.

There is this NiN Residences under Qingjian as well. Why no thread about this? Saw at QJ website, they have this information:

This EC site layout looks cool with plenty of space and water around. From top seems like the building within the waters. Think the PES units will be very very nice

To me, there are some similarities in the layout between this EC and River Isles, as both are by Qingjian.

River Isles, like this EC site layout, has pools (Qingjian calls them "pools of reflection") around the buildings - in fact, an agent selling River Isles said that the PES units are sold out in River Isles.

Think the PES units in this EC would be sold out quite quickly.

i understand PES refers to Personal Enclosed Space, and meaning units on 1st level right? Usually only 1st floor and sometimes third floor have PES

Yup, PES is usually on the 1st level / ground level.

If I am not mistaken, some smaller condo developments (i.e. with only 1 block of units) may have car park lots on the first few levels of the building, so units with PES could be on a higher level.

Just curious, why would u think units with PES will be sold out fast?

For high rise buildings, i wouldnt fancy living @ ground floor, also we have the lack of privacy issues since people can look into ur units. Unless the PES comes with a private pool or something to make it enticing. Even so, its an expensive space to have for non-livable space.

PES easily can hit 30-40sqm, which is like another couple of hundred thousands minimum.

Some people like PES units - I know of families who selected PES units as they can use it as a play area for their children or as a place for dinner (like Al Fresco Dining). Also safe for the children as such units are usually on the 1st / ground level. Ultimately, its individual preference.

A number of PES units for this EC is surrounded by water (according to the site plan) - gives some privacy / tranquility - think these ones will sell fast.

By the way, almost all the PES units in River Isles is surrounded by pools - this may explain why they were sold out for RI.

PES can also be rubbish collection point...

Hopefully, the PES unit owners will have considerate neighbours living above them!

Dealing with rubbish in the PES area is one thing PES unit owners will have to bear with.
