1) Some initial information that I found on the upcoming Wee Hur condo at Punggol Central from the singapore property district website
2) Unit Types available (from the website):
- Total of 618 units
- 8 stacks of 1-bdrm (approx. 480 sqft)
- 8 stacks of 2-bdrm (approx. 780 sqft)
- Various stacks of 3-bdrm & 3-bdrm Premium (approx. 1000 to 1150 sqft)
- Various stacks of 4-bdrm & 4-bdrm Premium (approx. 1300 to 1400 sqft)
- 1 stack of 5-bedroom (approx. 1700sqft)
- Penthouses range from 1300 to 2900 sqft (3+study to 6 bedroom)
3) Price: from $950 psf onwards (from the website). Seems more expensive than A Treasure Trove though Wee Hur bought the land at $354 psf compared to A Treasure Trove (Sim Lian bought the land at $406 psf).
This price could be before any discounts.
4) This listing on Propertyguru also has information about the unit types, with breakdown of the number of units for each unit type
There are 120 One Bedroom Units - size of 480 square feet.

One of the web site indicate its Ave price is $950Psf? Should have indicate the price range n % disc available.
5 bedded looks like getting the west sun, 4 bedded n some 2 bedded looks better facing. Overall south east facing looks good.
Btw wats the project name? |

We pass by the actual site ard 5 p.m yesterday, the whole site is facing the noon sun. But of course is depends how Wee Hur design the site plan. Heard from the agent that the 5 BR wil confirm facing the pool. The final plan is still not finalised.

noon sun is only if developer dumb enough to orientate the units as such. for wee hur, most north south (common sense). but a couple of stacks could bear the brunt of the noon sun - looking at the angle. |

just thinking out loud - everything else equal, which is a better location - ATT or Wee Hur site? the following are some considerations - proximity to Coralinus shops - proximity to mall - proximity to bus interchange - proximity to shops at Punggol Topaz (beside soo teck lrt) - potential spill over traffic from Waterway Point - unknown factor - plot btw ATT and MRT |

the following are some considerations
- proximity to Coralinus shops
- proximity to mall
- proximity to bus interchange
- proximity to shops at Punggol Topaz (beside soo teck lrt)
- potential spill over traffic from Waterway Point
- unknown factor - plot btw ATT and MRT I think Wee Hur is tentatively a better location. All looks so convenient based on the considerations when compared to another perspective, the Central Condo. What is the average price?

The Bus Interchange is a tentative one, to be moved to Waterway Point once the mall is completed. Reserved sites tend to be reserved for a long time, and probably for more malls or office buildings in the future when the town is developed. Take Tampines as an example. Hence, I agree with ahchiingx, Wee Hur is probably the best site for now. - you want to be near MRT but not directly beside it due to noise level - it's near to a future mix development but you do not need to pay a sky-high price, like Watertown (and not so noisy as well)

Location wise, I will choose ATT as it is very near to MRT but yet enjoy some "privacy" (Though the interchange will be shifted eventually). But still very convenience to mrt and it will be good for investment.
True, the developer will place most of the block north south facing, but think is very diff to avoid the noon sun. My friend blk is 29X, she is very happy with this new lauch, her block is just behind the site. According to her, once this new project is ready, it will "absorb" the afternoon sun from her block.
Before we commit, we must go to the actual site at diff timing, this is also part of the home work that we must do apart from study all the site plan, master plan and the surronding location.

According to the site plan, some of the stacks are at an advantage 1 & 2 bdrm - all the stacks are exactly Nth-Sth facing - but, of course, as the Earth rotates, there may be some sun at certain times of the year - morning sun is not as hot as west sun so stacks facing the HDB blocks will only have minimum morning sun - but its rare to find 1 & 2bdrm units with direct pool view so stacks 25, 26, 31, 32 get this advantage although may have slight west sun at certain time of the year 3bdrm std - stack 9 and 12 is exactly nth-sth facing but may get some west sun during certain time of the year - stack 21 & 24 also exactly nth-sth facing but gets some morning sun at times - stack 24 is good as the kitchen may get some afternoon sun for the laundry 3bdrm premium - stack 17 is the best: afternoon sun in the kitchen, full pool view, very far from opp blocks - stack 23 is next best: full pool view but slightly west sun - stack 10 is next: pool view is possible, no west sun 4bdrm - stack 7 is the best: full pool view with no west sun - follow by stack 6: full pool view with west sun for laundry in kitchen - then its stack 23: full pool view with slight west sun |

sorry, but i don't think watertown is sky-high price, actually the suites in watertown is very cheap, one of the star buy in 1h 2012 (suites are much cheaper than soho)
anyway, what's the indicative price range for this wee hur project?

WT project for first few days launch with Tower 3,8 & 9 priced from $960~1100psf, suite r jus above 1.1k n Soho r above 1.2k psf.
Currently, Flo res price range is $800~970psf, launch almost 1 year ATT price on an Ave $900psf may looks cheap but will this one price the same as ATT?

Wee Hur bought the land cheaper compared to ATT, but I think they will price it close to ATT or even higher. The price will be higher than River Isles and Flo Res since its near the MRT. |

Interesting - ATT is using Sim Lian Construction yet construction cost is higher than Wee Hur...Wee Hur is also a construction company. Not sure if higher construction cost will translate into better quality for ATT - believe some of the cost went into restoring MH. could be cheaper to build a clubhouse from scratch. |
