Haha since like waterfall is the in-thing now after SL launched Parc Vera with the waterfall feature and FCL looks like they are going to name their after the waterfall too. This project is a large one, just like that of ATT and seems like Punggol is chruning out mega-condos, with increasing number of units and ?smaller units.
Anyway, location wise, it is pretty good and similar to the other 2 projects that will be launched over the same period in CCK and Tampines. One can cut through Emerald and Sapphire to reach Waterfront and is about the same distance as Prive is from the MRT station.
The EC market is finally quietening a bit and have a chance to take the breather as buyers now turn their attention to the DBSS segment with the launch of the 4 DBSS projects. However, given that both Belvia and Trivellis have prices that are similar to those of an EC, I guess there will still be people holding out for the EC. But Twin Waterfalls does sound pretty enticing and hopefully the tough competition this time round (all are scheduled to be launched in the first quarter of 2012) will result in more affordable prices as the number of units are really eye-boggling if u count all 3 together.
Anyway, just for those who are hoping to get a place and start a family soon, dun try holding out for these new ECs but should instead go for those that are already offered. Their location may be good but the legal TOP is Mar, Apr and July 2015 for CCK, Tamp and Punggol respectively so I think only those who are looking to upgrade will have the financial means as well as the patience to wait for their launch. The developers already know it and that's why they are all rushing to launch earlier so that they can grab more buyers (totally opposite from the last round where everyone was waiting and taking their own sweet time to launch..)

Looks like the developer has learnt from Esparina experience - Twin Waterfalls EC don't have 2 bedroom units! Just 3 bedroom compact, 3 bedroom + utility, the ever-popular 3 & 4 bedroom dual key, 4 bedroom + utility and penthouses.
Anyway Twin Waterfalls will be a good chance for those who missed Prive and RiverParc! Latest news is this Punggol EC is targeting to launch February 2012. |

Location wise, Twin Waterfalls is comparable to Prive. It's slightly more accessible by car being near to the Punggol Way exit from TPE. No bus service near this Punggol EC, but it's not really an issue with Soo Teck LRT and Punggol MRT nearby.
Looking at the response of the previous two Punggol ECs, Twin Waterfalls looks like going to be another popular choice for many.

Hi Hi, U have got the news of what they going to launch?? Same like CCK EC, they only have 14 units of 2+S and 186 units of 3BR compact..
I just wonder, will the price slash after last nite's news for the cooling measures on the private property.. More stamp duty to pay.. |

Think you may need to write in to HDB or the papers to clarify cos this is a very interesting point not highlighted. Stamp duty is paid the moment the OTP is exercised and the caveat lodged but EC owners are supposed to sell off their existing HDB within 6 months of TOP of the new EC units. Hence for PR, does this count as a 2nd property and be subjected to the increased stamp duty?

Hi, if I am not mistaken, you must be a Singapore Citizen to buy a new EC, with the family nucleus comprising at least another Singapore Citizen or Singapore Permanent Resident. |

Additional Buyer's Stamp Duty does not apply to EC as per MND's press release.
More specifically,
[4] The purchase of HDB properties will not be affected by this measure. Only Singaporeans and Permanent Residents are eligible to be HDB flat lessees (i.e. own a flat). Existing residential property owners who buy an HDB flat or a new unit under the Design, Build and Sell Scheme (DBSS) or the Executive Condominium (EC) Housing Scheme will not be subject to the ABSD, since the existing flat/property will have to be disposed of as part of the conditions for the purchase of the HDB/DBSS flat or EC unit.
Hope that clears up things up. ABSD is not affecting home ownership under HDB, be it 1st timers or 2nd timers.

Yup, the ABSD does not apply to new EC. But if the SC/SPR nucleus buy a private condo after 5 years, I guess the ABSD applies. |

Interesting thing about the next lot of ECs that's gonna launch soon is, they're all supposedly within walking distance of MRT.
Twin Waterfalls that looks about 600m from Punggol MRT station, a CCK EC called The Rainforest EC about 500m from Choa Chu Kang MRT, and the EC in Tampines about 750m from Tampines MRT.
The last time that happened was Prive. Then Austville, Belysa, RiverParc and Arc came along, and none were near MRT. So now we've got 3 ECs coming up near MRT again. What a feast - and the good thing is, they cater to totally different catchment areas. But yes, Twin Waterfalls ought to do well cos it's in Punggol - witness how RiverParc sold out so fast even though it's right at one corner of Punggol. |

There are now prices quoted in propertyguru website for Twin Waterfalls. Some of the prices quoted are: (1) $875K for a 1,216 sq ft unit (about $720 psf) (2) $640K for a 915 sq ft unit (about $700 psf) (3) $1.28 M for a 2,088 sq ft penthouse unit (about $613 psf) |

That's at least $300 cheaper per psf compared to Watertown? EC has certain restrictions, like can only sell after 5 years? |

Yes EC has certain restrictions - can only sell after 5 years to Singapore Citizens or PR. After 10 years, the EC will be privatised and can be sold to foreigners as well.
