Well, after all the excitement on Prive, its time to look at Austville. lolx. For greenery lover, I think Austville is not too bad. Slightly quieter and nearer to Punggol Park. In case you are wondering, there is a big pond over there. Another park that is located some 500 metre away is on construction. Very near to a river, not the big monsoon drain, but a natural river, Sungei Serangoon.

Yup...620 psf seems attractive compared to Esparina's 740 psf...120 psf is alot more...

Esparina price is higher cos of location mah, Austville slightly off from MRT, but near to greenery. So price is lower n more attractive lor... lolx

Lol...to pay a premium of 120 psf for MRT station seems alittle bit on the high side...

considering $120 x 1000 sf = $120K, this amount can let you take how many trip of bus to and from the MRT station.
Assuming $1 per trip, you can take 120K times, divide by 4 family members = 30K. Each member got 30K to take bus.

Thats pretty true...but I guess nowadays is convenience people are looking at...the amount of time wasted on the bus trip to MRT station may be more than just 120K lost to them...

Aiya, say only nia mah. It's really up to individual on the location la. Some ppl dun mind got money, but like greenery. Some ppl not so much money, like convenient.

People who are interested in Austville perhaps is the closeness to KPE...which I feel is the strongest selling point of Austville. But for 620 psf for a private property 10 yrs later after TOP will seem a pretty attractive price should price of property appreaciate over long term....

But guys... $120K can buy me a car (low end one), with enough cash left over for fuel, road tax & car insurance for say, 5 years? LOL.

Agreed. With the low pricing one can actually afford to buy Austville + Car, so for people aiming this EC, i guess transportation isnt really that much of an issue.

Would really be great if the opposite was the park n not future high rise, den again im sure the price would rise cause of the parkview...shrug.

Esparina costs more than Austville..
But, you can also fetch more $$ when u sell Esparina than Austville..
So at the end of the day..no difference la..
Property is about Location, Location, Location...
