Hi all,
 
Anybody has any news on the EC that is going to be launched in Punggol? Just read from Yahoo News that it's called Privé.
 
Wondering when will it be launched.

I guess probably it will take at least 2-4 weeks before the showroom is ready. The location quite okie compare to the rest of the available/upcoming ECs. Its about 10min walk to punggol mrt and the URA masterplan state there will be shopping center in the future at punggol mrt. The only 2 ECs that its within walking distance will be Esparina and now Prive. :)

Pricing should be benchmarked around Esparina I guess, because the price of the bidded land is almost on par with one another.

Esparina 19,000 sqm bidded by Frasers at about 193 Mil.
 
Prive 22,500 sqm bidded by NTUC ChoiceHomes at about 223 Mil.

I feel the price will not diff very much from Esparina as the bid price for the land is very close. If the developer decided to use more expensive fittings it might even cost more than Esparina.
But I guess the eventual price really depends on the units available as well. Etc for The canopy the psf price is lower but due to the size of the house the price per house is more or less the same. I guess the price of the house is one thing that will deter or attract 1st time buyers. Haaaa but from what the response I see from Esparina, there are lots and tons of rich young people around. Hence with the good location I believe the developer will not lower the price that much.

Shouldnt the EC at punggol be lower priced as compare to Esparina? Punggol less developed as compare to Buangkok. The bidding price also slightly cheaper for the one at punggol right?

Punggol resale HDB prices currently is not any lower than SengKang... in fact it is inching higher as compared to Sengkang. Just look at the hdb resale index and you will notice Punggol resale index is very high.

This is because construction cost is higher to build basement carpark. I believe developers try to lower the cost and would not want to charge a higher premium for units in Esparina. If Prive Condo have one, that is really cool!

Esparina w/o basement carpark is already priced so ex liao... i cannot imagine with basement carpark... will it be almost $1m for a 3bedroom w/o utility unit?? omg....

I read it somewhere online that this EC is expected to be launched at a price of about $780 to $830psf as it is near the future Punngol Waterfront town.
Not too sure if that will be the final price though. Expect price to be out soon I guess.

Wow....thats pretty expensive...considering the fact that The Prive is not super near to MRT compared to Esparina...
