Dear All,
Has anyone viewed the Esparina showflat? Any comments or thoughts to share. I went to take a look. It's quite attractive buy I think the prices is a bit steep. Anyone decided to go for it?? |

I don't think there are many ECs (new ones yet to be launched) this near to MRT.
Amenties also pretty good.

I went to the showflat over the weekend as well. Looked pretty attractive. The agent told me the final exact pricing for individual unit will only be out on the 8th Oct. Agreed its quite steep but location wise considered as good since near MRT. Good for ppl like me who takes the public transport. Which type of unit are u eyeing at? Seemed like quite a no. of ppl going for it. I had put my balloting card in the box too!! |

Yeah, I agree with Manycondo that there prob won't be any new ECs this close to an MRT station for quite a while. My fiancee and I saw the showflat last sat. Our thoughts: Likes - Layout of the units are squarish with no odd-shaped spaces - No bay windows, household shelters or excessively large balconies - Large master bathrooms - Overall quality of finishing looks pretty good - 2.75m ceiling height Dislikes - No yards in the 2-bedders and compact version 3-bedders - Carpark is multi-storey instead of basement - No large trees around the area to provide shade from the sun I think there's a lot to like about this development.. the proximity to Buangkok MRT (looks like it's just a 3 min walk) and good unit layouts (one of developer Frasers Centrepoint's strong points) should make this a sell-out launch. The only thing that will hold people back is if the developer pushes the $psf price too much. The condo opposite, The Quartz, which TOP earlier this year has been going for average of $840 psf. Nuovo EC, which is pretty near Yio Chu Kang MRT and TOP in 2004, is around the $700 psf mark. So if the price of this EC doesn't go too much over $750 psf, I think it should be a good deal. An agent told me at 5pm on Sat that there were already 600+ ballot applications submitted.

Esparina is a condo project?? Or HDB DBSS project?? Nowadaz if DBSS, mostly will be MSCP, condo alwaz same... bt for those high end condo, is basement type.. if Im nt wrong |

It's an Executive Condo (EC) project. Nowadays there are some mass market condos that also have basement carpark. For example, Waterfront Gold, 8@Woodleigh and NV Residences. But maybe with the recent cases of flooding, it is better to have MSCP rather than basement.. esp if in a low-lying area. |

Hi all.. Thanks for sharing. I do agree that this EC is aquite attractive. Alexcheng: what do you mean by no yard? One of my friend who is also interested came back and suddenly realise she dun seem to see any places for us to hang clothes. And I dun remember seeing any too.. Are you refering to this? I'm just worried about the pricing on Friday... Hopefully they wun push the prices up just because of the demand.. Anybody knows whether the balloting number hit 1000???

My agent mentioned to me that for those who buy the unit, actually they r expected to use a dryer...otherwise, u can only hang the clothes at the balcony to dry... |

Hi xiaosparrow
I understand the EC at Yishun Ave 11 called The Canopy has a yard with windows where u can hang your laundry to dry. The Esparina units are designed to exclude a yard as the sizes are smaller.
Prices of The Esparina will probably be more expensive too being walking distance to Buangkok mrt. U need to take a 5-minute shuttle bus to Yishun mrt from The Canopy but Yishun is on the North-south line.
It's a matter of preference.

It depends on the design. Most condos have yards except for very small ones.
U can visit some showflats and check out the floorplans! |

U can hang ur laundry at d balcony... but buyin a dryer is not the least expected..... unlesss d yard is big enuff to house w/m n dryer at d same time or buy d combine type w/m cum dryer... |

xiaosparrow: h88.com.sg posted on facebook that the no. of applications already exceeded 1,000 yesterday. think developer may raise the price a bit but not too much since this is after all an EC with the income restrictions. yeah, the lack of a yard means there isn't really a place where you can hang clothes but it's getting very common nowadays that condos don't have yards for the smaller units.
