| United Engineers makes top bid for AMK DBSS site |

UNITED
Engineers (UE) has emerged as the top bidder for HDB's latest Design,
Build and Sell Scheme (DBSS) site in Ang Mo Kio, the government agency
said yesterday.
UE's bid - which was the highest of five - came in at $134.2 million, or some $212 per square foot per plot ratio (psf ppr).
The amount was higher than analysts' estimates, who said that the
public housing site could fetch between $170 and $200 psf ppr when it
was launched.
UE's bid was 12.8 per cent
higher than the second-highest bid of $118.9 million, or $188 psf ppr,
which was put in by Chip Eng Seng.
UE's bid was also 20.9 per cent higher than the lowest bid of $111 million, or $175 psf ppr, put in by Boon Keng Development.
The two other bidders were the Sim Lian Group and a partnership between
Straits Construction subsidiary Hoi Hup Realty and Sunway Concrete
Products, which is part of the consortium that won the DBSS site in
Boon Keng Road earlier this year.
The Ang
Mo Kio land parcel has a site area of 180,716 sq ft, with an allowable
gross floor area of 632,506 sq ft. It is close to the Ang Mo Kio town
centre with its MRT station, bus interchange and the AMK Hub.
The development will target HDB upgraders or en bloc sale downgraders,
said analysts, who predict that the take-up for any project coming up
on the site should be good because the stock of vacant HDB flats has
fallen of late.
UE will be required to
build a minimum of 30 per cent of the flats with a floor area of 95 sq
m (1,023 sq ft) or less - equivalent to flats of four rooms or smaller.
CBRE Research estimated that the site can yield more than 500 units.
UE's shares closed 10 cents down at $3.70 yesterday. The company's stock has climbed 49.8 per cent since the start of the year.

ANOTHER condo-like public housing is coming up, this time in the heart of bustling Ang Mo Kio.
Developer United Engineers, through its subsidiary Greatearth
Developments, is launching its 578-unit project for sale next
Wednesday.
Located at Ang Mo Kio Street 52, Park Central@AMK offers four 30-storey towers with four and five room flats.
Every unit will come with condo-style trappings such as built-in wardrobes, kitchen cabinets, air-conditioning system.
The average selling price will range from $490 per square foot to $500 psf, or between around $400,000 to just below $700,000.
Park Central is the third project under the Housing Board's
Design, Build and Sell Scheme (DBSS), which allows private developers
to design, build and price the HDB flats for sale.

Here's today's news article. Its 5-rm is priced at about S$100k more than the resale flats in the vicinity. Sounds reasonable given that this is newer and there's no need to renovate much.

Wow! If there are BBQ pits and a jogging track, it is very much like a condo, leaving out the swimming pools and tennis courts only.

Looks good! Sleek and nice. I hope they would light up the roof of the building, could really make it the "gem" of Ang Mo Kio this was as it would make it stand out.

SINGAPORE : Some 3,000 home hunters thronged showflats at Park Central@AMK on the first day of its launch on Wednesday.
As of noon, 130 people have applied for the flats in central Singapore which will be ready in 2011.
The project is Singapore’s third condominium—style public housing, and a queue to view the showflats started forming at 5am.
All 578 units at Park Central@AMK come with fittings like built—in wardrobes, air—conditioners and parquet flooring.
The four 30—storey blocks will house four— and five—room units, priced between S$433,000 and S$689,000 or about S$500 per square foot.
Real estate agents said the prices are comparable to those for resale public housing in the neighbourhood. These are about S$400,000 for a four—room flat and up to S$550,000 for a five—room unit.
Despite a slight cooling off in the property sector, the project’s developer expects a good take—up rate.
Jackson Yap, CEO, United Engineers Limited, said: "This is the mass market, the demand is always there. The interest rate in Singapore is still relatively low so to speak, and the other one is cash flow.
"If you do your sums right, the net cash flow for buying these units (is) not that high if you include your CPF contributions."
Park Central@AMK is the third project under the Housing Board’s "Design, Build and Sell Scheme", where the private sector is involved in the building and marketing of public housing.
While prices at Park Central@AMK are nearly 10 per cent lower than the previous condo—style development, City View@Boon Keng, it is still too much for some — especially younger couples who have just joined the workforce.
Kevin Kwan said: "Maybe you have to forfeit your car, not get it so fast; and for daily expenses, you have to be more meticulous."
Others are worried about the falling value of their asset as well as tough times ahead. Lean Guan Hock said: "Now, due to the soaring oil prices, I think everybody must be very concerned."
Even though many have put in an application for the flats, not all will end up buying one. Some applicants said their final purchase decision will depend on how the global economy and the property market perform in the next few months.
Applications must be submitted by August 5, and sales will be done via a balloting system. — CNA/ms

How many new flats can you find in mature estates like Ang Mo Kio? Only those that are left over built for those SERS affected residents. The remainng will not be much more. Why dun you think of buying in resale market and plus renovation, will it cost about the same as these? You also have to factor in the remaining lease. Imagine the market price for Blk 520 AMK if ard $400K + the remaining lease + do renovation, will it work out to be a sum ard these prices? Take a look at the layout which will be much better than the normal HDB flat. It's near the market, schools (Jin Shan Pri, NYP, ITE), within walking distance to mrt and a park just next to it.These price comes with a fresh lease of 99 yrs.

my sentiments exactly. throw in lights and furniture, u r ready to move into a centrally located development. given the 8k income ceiling, room for appreciation is limited. not for investment for sure. |

Do the units come with lights? How bad can the quality of built-in cabinets be? You think the developers would compromise their reputation with poor workmanship and quality? Every development should have a warranty period of a year or so to report on defects. |

Actually, would you like to stay in an apartment that looks exactly like what your neighbour has? Buying a flat elsewhere lets you have the chance of decorating your unit like what Lieblingsg has done.

If i not wrong all DBSS come with fixed installations,. Only u have to buy bed, dinning table, sofa and so on. U never know how bad the cabinets can be coz the developer will try to get the best deal to do the interior installations. |
