Welcome to Arc @ Tampines
For all those who have bought a unit, we welcome u to join our FB and yahoo groups so that we can have more avenues to chat and discuss on our future homes :)

Not trying to be mean here but these groups are intended for private discussion between residents of Arc@Tampines and hence we reserve the right to "ungroup" anyone who are unable to verify their status when asked.
As for those who have yet to decide if Arc@Tampines is for them, feel free to pose your questions in this forum and all your friendly future neighbours would be more than happy to provide you with our 100% professional and biased advice on Arc@Tampines ^_^

Funny how come no one is discussing on this project given the recent "hype" over Centrale 8. Location is of course terrible except that its in Tampines (outskirts) and the only amenities being the Caltex station downstairs and maybe even the canteen at Temasek Polytechnic.
Will HH go for the kill like its City View or adopt a more conservative approach like Belysa and attempt to sell more with an acceptable price given its distance from the town centre. Nevertheless, the initial concept of floating cabana and other plans for the PES units does seem pretty unique =)

are the floor plans out yet?
anyway, developer can always go for the kill and still sellout the high profit margin developments eventually. us buyers are at the mercy of developers |

My colleague who lives nearby st. hilda primary, told me that this EC location is quite secluded. So hope developer can be more sober and give lower pricing in this proj. Anyone know if this EC is within 1 km to st. hilda primary? If it is, then it'll be a plus point for parents to consider buying... |

Hey SunshineDay, My elder boy is in St. Hilda's. For me, its within walking distance... will probably takes 15 mins for my speed :) That's y though not a very ideal location (if you are talking abt proximity to central), its ideal for my needs :-) |

Nope so far only have one site which details the type of units but no exact floor plans. Think its gonna be marketed by ERA again and launch will prob be sometimes in August.
Its exactly like Austville, far from public transport but good for car owners cos its near 2 traffic lights away from PIE, 4 traffic lights away from TPE and next to the link that goes to Thomson. Traffic flow along these 3 straights are low even dur morning peak as they are on the outskirts so it mean easy accessibility out of Tampines
And the good thing is, its not like SK where situation will change as more housing comes up since Tampines is alr quite full =)
So if only the developer will be smart to not overprice their units...

If say, it costs $150k to own a Toyota and with PAP introducing pay-per-use ERP satellite system, would Arc be that well received? Austville so far is still one of the worst EC performer... For me, I went to Belysa.. really loved the environment, too bad I already gotten a unit elsewhere.

St. Hilda it's a very good school and proximity to school is indeed very important too, cos don't have to waste so much time and energy traveling... Oceangrace, looks like ARC is the perfect choice home for you. Do you have a second child waiting to go to that school too? If not, by the time ARC TOP, if your child happen to finish primary 6 liao, then perhaps you can also consider other EC?? |

Even if its 1km, there is high chance that your child might not even get into the school. Coz by Phase 2B, most if not all the seats would have been filled up. |

Hi SunshineDay, yap my younger boy is starting P1 when the kor kor is in P5 :) its juz ideal for our family cos in laws are juz opposite that plot of land though of coz understand the location is not really tat fantistic for most ppl. Hopefully we are able to get a 4BR.. Pray for me! |

Vacancies for Phase 2A1 is already 124 places left or 46% remaining.
Dun forget need to go thru 2A1 and 2A2 (which is kinda of administrative exercise), by the time for phase 2B, should be almost no places available. Even there is, expect strong competition or balloting..
Phase 2B is meant for parent volunteer and etc, even so the school will most likely not accept parent volunteers coz too many liaoz..
After that, its phase 2C (1km, 2km and etc).. should be guarranteed no places le.. So what's the point of staying next to a good primary school, unless you are alumini or has connections?

good good, but then i do know of people who tried volunteering in good schools only to be rejected by the school.. coz the school had too many volunteers.. parents had to resort to volunteering with the school a few years before that..
even those who were volunteers had to go for balloting.. coz not enough spaces left for phase 2B.. haha...

which is why i mentioned staying within 1km, also has to go for balloting..
say only 20 places available and there are 100 children fighting for it, coz within 1km... 20% chance lah.. but its good you kaisu.. coz i would do that as well... heng i was from ai tong, so need not worry about it.. it would be Phase 2A2 for me.. :D sure in one.

yes you are rite... my hubby was also one of them... he told me one of the parent in the same volunteering group didn't manage to get his child in.... i went in coz he cannot clock enuff hrs to qualify... very stressed leh. imagine we were left wif only 3 months b4 the registration! i literally took 3 days off to clock 8 hrs per day! like working....
since already moved so close liao, cannot give up the chance. |

Since you are a 2nd timer don't stand to receive 30k grant, why not consider resale or subsale condo? buy tropica? 2 of their blocks are within 1km of st hilda.. If you don't mind west sun, can get block 53, i think they are still in mid-high 7xxpsf.. If your budget is more flexible, can consider blk 51 as it has pool+reservioir facing, but it may be in mid 8xxpsf.. Waterview also can consider, but it is just outside 1km radius, should TOP in end 13/early 14.. Waterview is mid 8xxpsf.. Or pinevale?? Around 6xxpsf can get already.. |

AS, for dbss and EC, there is no resale levy.. please correct me, if i am not wrong..
for some families, they prefer living in new developments.. my wife for one, definitely does not want resale units... she just doesn't feel comfortable about it.
