Market of Resale HDB Flats in Marine Parade

Realised that there is no discussion on the above topic in this forum, suprisingly.
What are your views on resale flats in the following areas:
1) Marine Terrace
2) Marine Drive
3) Marine Crescent
My personal feel is that the HDB flats in this area is quite high, despite them being more than 30 years old.. Maybe it's near the sea which adds a premium to it (especially those with a sea view) but are the current prices worth the investment? Do share your thoughts!

actually, i don't see reason why it's not discussed here has anything to do with high prices ;) the flats being more than 30 years old.. and near sea and east coast park, parkway parade etc.. think people will buy it more for residential purposes than investment. |

Marine Parade is also pretty convenient to CBD area and also city area..cause there are direct buses and the journey is pretty short..plus there are yummy food around like Geylang, Joo Chiat and Katong...

To add on, not to forget abt reowned pri school like tao nan, CHIJ etc. Sea view r jus one of the reason to make public housing pricing in this estate recession proof. |

I bought Laguna Park in 1976 for $85,000. It's now worth > $1,000,000.
The public transport is not so good.
It's the seaview, Parkway Parade, schools and the good Feng Shui that fetch the good price.

Why u never keep as u say is a good fengshui ?Good fengshui not easily find.:)

I sold Laguna Park after 10 years for $350,000 and bought Central Green in Tiong Bahru.

If u ask any agent.. any flats that is been release in Marine parade will be sold before you can complete do re me.. lol.. a lot of people wants to lived in marine parade.. I still like that area very much.. very relax and peaceful.. been livnig there for 25 years.. |

The Marine Parade area will always be in high demand regardless of how the economy is doing. Have been living in the Marine Drive area for quite sometime now and we cannot imagine living anywhere else. Reasons: 1) Amenities - NTUC, Giant, Cold Storage, Shop and Save and Central hawker/market just 5mins away 2) Good schools - Tao Nan, CHIJ etc (esp impt for my kids) 3) Proximity to Beach via underpass 4) Easy Access via public transport plus MRT coming up. I think for those considering MP flats, it's worth looking at units that comes with seaview cos that's the unique thing about MP flats! Our unit has full unblocked seaview and it's really refreshing to wake up and look at the amazing view every morning! :)

My sister-in-law stay at Blk 4, when my family go back Singapore for Holiday we stay at her place. Like the place very much, almost brought the next door unit for $340,000 in 2009. The primary school have lots of expensive car waiting for the children, I saw a Rolls Royce once. My dream is to sell all my property, buy a 3 room at Marine Terrace and BMW 5 series and watch car everyday. |

I like that area.. near to Town and futhermore love the sea and nature area.. but the HDB price there should be expensive lo... |
