4Rm in Ghim Moh Valley

Dear all, been reading some of the reno projects on this sub-forum and i must say i'm very very impressed with all the finished products i saw! But what i also felt was that i am way way behind in my reno planning/execution.
So i'll like to tap into the heads of all the reno gurus here for some ideas and perhaps suggestions on how i should go about doing it.The flat that my fiance and i got is a 4rm in Ghim Moh valley, layout is shown below. My budget is 35-40k with 10k buffer including furniture. As this is our first place, we really have no idea what kinda "concept" we would like to have, but contemporary, with minimalist theme would be nice for a start. Thanks once again.

Welcome to MHT! Nice place you have there!
My two cents' worth is that you shouldn't worry about the 'concept' right now. Think about space planning first (what should go where and why) and then think about the look you want to go for.
After all, I feel that the look of a flat can change quite easily (different colour schemes, materials and furnishings can radically alter the appearance of a home) but its layout is a lot harder to change and so bears greater scrutiny.
I'd suggest that you sit down with your fiance and a printout of your floorplan, and figure out how you'd like to use the space provided to you, and what you can live with and what you can't (an important step because you are on a tight budget). And then, you can easily pass this draft to your ID or contractor, and it'd give them a better idea of your needs and wants. 
For example, when I first put down the option to purchase my flat, I printed out the floorplan and (after a lot of discussion with my hubby) came up with this:
My contractor then helped me revise and re-plot the floorplan on AutoCAD (which is much more accurate) and we came up with this together:
Of course, it wasn't perfect and some changes needed to be made later on (older HDB flats have lots of pipes and beams in sometimes unexpected places!) but at least it was a start. |

thanks so much for the advice wordsworth. Yah, it's really quite a daunting task ahead of me. And i've never really participated in any renovation before haha. Yes, i'll definitely sit down with my fiance and come up with a "use of space" idea... and what we must have and what we wish we could have and what we dun really need...
You were saying once we can come up with that, the materials and detailed planning can be handed over to ID or contractor. In my case, since i'm on a tight budget, think i'll most likely just go with a reliable and friendly contractor and work with him closely on the reno. Thanks guys, will update once i get that done! |

dear all, sorry for the long absence. finally got the detailed floor plan and discussed with my fiancee about what we want/need for the house. attached below is a simple layout that we put together. Hope to get some comments and suggestions. TIA!

You've got some nice ideas there! 
But are you sure that you've got enough space in the master bedroom to... ahem... get into bed? Judging by the look of things (and please feel free to correct me if I'm wrong), you've only got an allowance of about 40 - 50cm around the bed itself. That's not a lot of space to walk about... You'll probably find it hard just to squeeze past each other to get out of bed! 
And, I'm not sure if privacy is a big issue with you, but you might also want to consider putting some sort of screen or room divider in front of the main door to prevent prying eyes from getting a great view of your living room every time you open the door. If a regular screen seems too boring, here's some nice alternatives (they also provide extra storage space for books and nick nacks):

thanks wordsworth! indeed, i'm quite worried about the MBR space issue. But having said that, we would probably do away with the 1/2 cupboard under the window if it really blocks our movement from the bed to living room or toilet. But i think, since rooms nowadays are quite small, and i don't wish to hack into my adjoining bedroom to use part of that room as my cupboard space, no choice but to have it a little more squeezy. We are also not planning to install a TV on the wall opposite the bed, so hopefully that would allow more smooth flow from the window side to the south side of the room. About the screen, since our unit is right in the corner (ie only 1 neighbour would be walking past our door to get to his/her house), i'm not soooooo worried about privacy. What i'm more worried about is the lack of storage space for my fiancee's shoes! A LOT of shoes! So we might have to build something near the door to store them and maybe double up as a screen as well, perhaps even a stool to put on shoes before leaving the house. |

just uploaded a pic of some kitchen concepts that i would like. Light colours and maximum storage space since it's a small kitchen. I was thinking of installing a fan at the "window" next to the stove to suck air out, is that a gd idea? Also thinking of using OPSH (open pole system) but with sliding doors for wardrobe. Anyone has used them before? Expensive? Just wondering whether the distance between poles are customisable? Or are they fixed distance apart since have to fit all the different modules? TIA! |

I like the kitchen on the top right. But, then, I like anything made of wood! 
A ventilation fan in a HDB kitchen is nice to have but frankly, you may not need one unless you have a habit of cooking very pungent food (sambal belacan, perhaps?) or smells of any kind are highly offensive to you. If you can tahan the smell of simple food cooking, it's not a big deal.
I'm getting OPSH wardrobes for all my bedrooms (open, not enclosed). And I think the price is fairly reasonable. And, yes, the distance between the poles is customizable, within reason (they can't be spaced too far apart, of course, or else the hanging rod in between will not be able to support the weight of the clothes on it). Some components of the OPSH system are customizable (e.g. hanging rods, shelves, lights), but others probably aren't (I'm guessing here that the drawers probably aren't, but you'll want to check that with OPSH themselves).

Well i guess it depends on what we put in it (modules-wise). But i guess if you go with what your hubby and you are getting for yourself, what's a rough approximation? |

My estimate is that a wardrobe the length of the one in your master bedroom (say 2m or so) should cost just under $1,800 for the standard package of 2 modules and all the hanging rods, shelves, etc. (assuming that they haven't severely jacked up the price in the last couple of months!).

yups, went on their websites. 5ft wardrobes are 1.8k there abouts. I guess more for the frills. |

I've got the same unit...The layout is abit unusual especially the master bedroom due to the space constraint there's not much space for wardrobe. |
