Hi All, okay i'm just as lost in inserting pix as in doing reno! Just spent the last half hour in trying to insert and finally got it.

My keys collection is in 2012 Q2. So yes i'm excited but i'm also very worried as i'm absolutely clueless abt reno.

Will be depending on all the MHT experts to give the best advices and tips. Don't mind me everyone - I will be very shameless here and will pre-empt all and 'fess up in advance that i'll need to steal some ideas from MHT folks here. Thank you , Thank you.

Here's a preview of my tiny flat layout.(hopefully I will be residing by end Q3 or early Q4, 2012). Very typical latest 4RM with miniscule kitchen.

Innerlight, im lost in renoland too... And my soon to be house has almost the same floorplan as urs... Have u start on getting quotations, yet? I havent, n right now im in kan cheong state of mind. What do u intend to do with your house? Maybe we can share and exchange ideas of what to do and where to start.
My fellow MHT, what do u think that goes into this planning of mine: i dont intend to do much for my house. Main focus is on getting the kitchen area done. Basically, that's all my/our greatest concern. What do other areas/aspects do i need to look in to? Intend not to spend more than 10k if able to. Took the OCS during the BTO flat selection.Any suggestions?

Hi Sygnur, my main concern is the kitchen which is soooo tiny.  Contemplating to hack the walls or use glass walls or change to a counter concept. 
 
Will be hacking some walls of next bedroom to my mBR for WIW. 
 
Granite black top for all baywindows.
 
Ceiling Fans for all bedrooms and living.
 
I think $10k reno budget is very very challenging.  For our apartment size and layout , i reckon we need at least $20k plus budget for reno alone. 
 
No ID yet,  still researching around.  But wish to check out Lieblingsg's Kenny contractor to do my place.
 
What are your plans for your new place?

Wow, at least u've got some ideas on what to do with ur place. My mind's kinda jammed these few weeks thinking about what to do with mine. I have zero knowledge when it comes to interior designing and the materials.

Might not be doing any hacking, though. Since im so uninspired and unimaginative, i'll stick to its original state for the time being;windows and such. For kitchen cabinet-wise, am thinking of those without the handle kind and formica top( is that right?) for counter top.Would love to have granite as counter top but heard it's kinda ex. Would be getting normal lightings, nothing fancy. Am aiming for minimalist look. Is there such thing? Haha.

How naive i am, thinking 10k is sufficient for carpentery works. Do we still need to do wiring?

Ever heard of outsourcing contractor, where u get the materials on ur own, find a contractor to do it? My guy's friend said it could be done and he spent less than 10k. Could u believe it? Now my guy is bend over not spending more than 10k. Do advise, fellow MHT.

I guess it depends the kind of lobang or familiar contractors you are able to get and if your guy has lots of contacts, I suppose it's possible to work with the 10k budget. But it will be amazing. Start your thread !!!

For me, this new flat will be my nest for life as I doubt i can afford anything else with the current property prices. So i rather do a decent job first time, not scrimp and risk regretting later.

For kitchentop, i am looking at silastone. My solace is, our kitchen is miniscule so maybe the total price tag to afford silastone might be ok. Hopefully...! I read granite is not so recommended for kitchentop. Silastone has granite lookalikes as options, you might like to keep an eye out for it.

Am likely to change the HDB window frames (if it's allowed).

Do you know new flat owners are not allowed to hack away the bathroom tiles for the first 3 years? We can lay tiles over it if so preferred.

Looking at a mostly white colour scheme with some black and brown accents. I'm keen on midcentury style and scandinivan but wondering if i'll get bored with it after 1 yr or 2.

Hi, read abt the silestone... Look interesting... But not sure how much different in cost btwn that n granite. Btw, y granite's isnt recommended? The only gd thing i know abt it is gd for making hot things cool faster n cold things thaw faster. Btw, have u set date for ur reno?

Where do u look for inspiration? Ur style sounds kinda cool... Currently thinking of having woodlike look for my kitchen cabinets. Walls would be painted in pastel colours for living room. Turqouise/teal for the boys room. No idea for MBR n kitchen b toilets. Maybe do false wall to mount tv on wall. Told u... Im clueless uninspired..

About my guy's friend, these are the things he done: False ceiling below 1000 including lights. Dapur can source for 3k. Use wallpaper 1k.

Im asking for pics of his home... When i get the pics n know how to attach here, i'll do it.

Any suggestions on living/dining room's layout? Otherwise it's going to be atypical 4 room. Mom does heavy duty cooking so no open kitchen. cabinets next to fridge will have oven, m/oven and full kitchen. hob, hood and sink on the other galley side.

I'm looking at Scandinavian, clean lines, no open shelving. Grey/white/wood furnitures with slight touches of black.

How's this layout? Park the dining table , bench and 2 chairs against the HS wall, sofa against wall (near 3800), facing TV media console(wood)/sideboard, shoe cabinet built along the same wall close to front door.

Can I do a long wall flush from the shoe cabinet to the media console?

It's very difficult to suggest about this renovation when we don't know the no of occupants, the use of the bedrooms (that 2nd bedroom is now like a store room tiny! ) and a realistic budget. If the budget is really $10k, you really can't hv fancy stuff. Can you clarify, innerlight?

It's just Mom and I. BR 2 will become a prayer room, so just flooring , white walls, regular downlights, AC will do.

Budget is $40-$50k. More carpentry needed for BRs.

i) BR1 - wardrobe, tabletop with drawer doubliing up as a dresser and desk with top cabinets.TV on wall or pivot hinge.
ii) MBR - WIW or built in wardrobe, desk/study area at the corner next to AC ledge with top cabinets.TV on wall or pivot hinge

If this is a new flat you don't really need to do much. But with that budget you shd be able to a lot. The space is fairly limited and does not really permit much flexibility. For example yr kitchen is rather small. You can only hv a galley kitchen. I don't think it's necessary to put a door to conceal the entrances to the bedroom. Whether yr place looks good depends on the design of the various spots where work is required, namely, kitchen, tv area, wardrobe and bathroom. It will look better with false ceiling always and downlights. The rest will be a matter of choice of furniture and not renovation.

What floor is this on? Do you get a view from the bay window? If the 2nd room is going to be a prayer room, why don't you use it as a study too? So you don't hv a study in yr MBR. You can shrink that room further too.

It's one of the top 5 flrs of 40storey. Flat is facing Bt Timah Hill, not the sea . Sob! So just in case it's sooo hot during the noon, i will have both ceiling fan and aircon in the LR, BR 1 and MBR. At night its quite windy and cooling. But bet. May to July , it can be so hot and no wind. So I added the extra sliding door at the LR to 'seal' up for better cooling only. But it's optional if the tracks are yucky or LR just looks too 'busy'.

BR 2 will need to be a dedicated prayer room so visitors can still go in for a look-see and i will eventually fill it up with altar, book shelving and etc. Also not suitable to have prayer room in bedroom and i'm not keen to freely invite guests to messy MBR cos frens will definitely want to check out the prayer room.

Yes, it's a super small kitchen and we like to boil soups over several hours and oily cooking. Open kitchen concept is hard.
