Hi lieb, you're back for another project. I just picked up some a set of Pols Potten plates and teapot from Space earlier and saw a special price tag of $2,100 for an Arco lamp. Space is also having a moving out sale next week and you might be able to find some good bargain to replace your Anglepoise lamp.

Hi Surfers. I am somewhat 'over' the arco lamp. Am more inclined to the anglepoise lamp, if i can find a repro.

The look is again fairly minimalist to avoid clutter. I am doing away with the upper cabinets so as to have a sense of space. I believe this will make the kitchen look bigger. Besides, I dont think one needs to have so much cabinet space if the tenant is single or a young couple. My flat in Hong Kong does not have much cabinet space and I survive.  I am hoping to install an under counter conventional oven. If possible, I would install an induction stove so that the cabinet top looks neat and flat. I have not decided what material to use for countertop. Silestone would be too expensive but it is my favorite material. I hate solid surface.The backsplash will be made of simple tiles (perhaps in a muted coloured and this will be the only dash of colour in the otherwise severely grey colour scheme). THe cabinet doors would be covered with veneer or laminate with a raw wood look, which material will be repeated in the bedroom closet and every storage door (under bay windows) for consistency. A large mirror hangs behind the sink for fengshui accent (to increase abundance of fortune) but primarily to increase the volume of the room. A simple industrial looking stainless steel extractor hangs on the wall behind the stove.

You will notice to the left of the kitchen cabinet, there is an area in which the fridge would be integrated and the microwave oven would be slotted in. Here there will be more storage space (to compensate for the lack of the top cabinets). There will also be a generous pantry to store grogeries and canned foods. I shd mention that I have decided to close off the access to the rubbish chute. This being a 2nd floor unit, I fear that the proximity to the ground floor is a magnet for pest infestation and to cu toff any odour from the rubbish dump, it is best to completely seal off the access to the rubbish chute. INstead, the refrigerator occupies the cul de sac which is where the rubbish chute access is located (see floor plan).

The choice of the raw wooden bench and table for dining furniture is intentional so that the look is very pared down. It is of course possible to choose other dining set with designs, but for the barest look, a stripped down design of the wooden table and bench does not distract. The bare wooden structure would lend an austere look to the place which is totally intentional.The benches may even be tucked under the bench. As I am averse to any study area at home, this table will also double as a work space where you can put a laptop on ( I am anti-desktop).A printer can be hidden in the storage space under the bay windows (with integrated power points).

The austerity of the dining area is corroborated by a simple wire-framed hanging lamp, which has a stripped down yet elegant structure.

cyc : its either a painting or a mirror to break the monotony of the tile. The mirror is not behind the stove and so there is no grease.And besides, I have had mirrors in the kitchen in my Tiong Bahru flat. The backsplash of my cabinet is a mirror TV and entire walls in the kitchen was clad in dark mirror.
There is a hood above the stove. THe hood is that stainless steel rectangular thing on the wall behind the flat stove. I think its by die DIetriech or Teka. In the last post I call it the extractor.

Hi pat. The question on the fridge is like asking which is better, a b&w or a masserati? Liebherr is a high end brand but sub zero is an extremely high end brand. Sub zero is 3 times more expensive compared to liebherr. But for my humble flat, a Bosch will do just fine. Lol.

Actually I got a good deal for sub zero, cost is not the main issue now, it abt the quality and reliability.
I couldn't find good advice from local forum....
From a US forum, I read about some technical issues on the sub zero.

Yes. There are some technical issues with sub zero. Something to do with their mechanism which is very unique. But design wise sub zero is the most beautiful fridge on earth.

Now I am getting very excited about the Bayshore renovation because the tenant vacates this weekend and then the extreme makeover can begin. The drawings I have shown you so far is option 1. It is a safe fall back position with nothing fanciful. But I am actually trying to go for option 2 which is as follows. My contractor Kenny says it can be done!

The layout is exactly the same as in option 1 except that there will be no platform flooring for the bedroom. The cement screed floor is of the same level in both the bedroom and living room. The reason for this is to accomodate a partition "wall" which is actually a cupboard that can be rotated 180 degrees. One side of the partition wall has the TV mounted on it and there will be storage for AV with the power point connections and scv connections integrated inside the rotating wall. This design enables you to view the TV from the living room or the bedroom, with the AV cupboard actually dividing the bedroom from the living room. There is a gap on the left and right of the partition wall and so you can view into the bedroom and vice versa creating an open plan structure. If I need to seal the bedroom so that i can use the aircond, I can seal it using panels that can be slid into place that cover the gap on the left and right of the partition wall.

THis design will add to the overall minimalist look of the entire flat. The partition wall is a self contained AV centre with no unsightly wires to be seen nor power points! It also enables the entertainment to be viewed from the bed. Note the flat will be finished with such an economy of furniture as any clutter can be hidden in discrete storage space.

I must confess that this design is inspired from the design of a flat in Hong Kong which I found in a book on design for small spaces. Here is where the inspiration comes from (see below). The difference with my design is that the rotating panel wall will not be clad in mirrors and I incorporate the AV drawers to enable control of the AV equipment from the side where the TV is mounted.

I asked Kenny if he can do this for me and he says yes. He is going to look for the materials like ball bearings for the base. We shall see if he can make this happen. If it cant be done, my fall back plan is Option 1 design. If it can be done then I believe the flat will be pretty chic on the cheap! Yay. The choice of cement screed is to cut down costs. The same with bricks for bedroom and tile for the kitchen backsplash. I hope to keep within the budget. Next I shall design the bathroom so that Kenny will have a complete idea of what the flat shd look like. If you recall the current state of the bathroom is pretty scary. So this task will be pretty challenging.
