opposite city view at boonkeng will still be industrial area across the bendemeer road
artists impressions are meant to impress only.
buyers have to do own homework and site visit to have a feel and smell of the place.

Masterplan 2008 is coming up soon. Better check the new masterplan. who knows if the industrial areas will be converted to more high-rise residential or hotel sites?

About 65 per cent of the units in the DBSS project, Cityview@Boon Keng, had been sold, including the six five-room penthouses with a price tag of $727,000. The remaining 35 per cent of flats would be sold through a walk-in selection this coming Saturday. The average price of these remaining units is $520 per sq ft and the developer would not be making any adjustments to the prices.

how strange. isn't this overwhelming with applications when reported in the papers earlier on? Now, the developer has 35% of the total units left to sell. Walk-in selection furthermore... hmmm... interesting to see the actual buying rate after this walk-in exercise is done. |

hype over + resale properties mkt slum probably contributed to this. i guess the overwhelming applications are from those who wanted to buy and resell immed to earn some quick cash but now not so hot liao so ppl lie low again =p |

erm... DBSS still subject to the usual HDB flat buying and selling policies. home buyers of this DBSS also cannot sell immediately (5 years min) and the secondary mkt buyer must be eligible to purchase. |

perhaps some of the buyers went back to redo their sums and realised they might run into difficulty paying the loan installments. The flat prices are pretty high and if the couple is a 1st time flat buyer then I think they might need to even fork out cash to pay their loan installments as their monthly CPF is not enough to pay (cos with the $8000 income ceiling... the max monthly contribution of the couple would be $7999x20%= $1599.80). Eg if flat cost $550K and couple loan $550K over 30 yrs repayment. Monthly installment is gonna be more than the couple monthly CPF contribution |

The artist's impression is fairly accurate in the original developer's brochure. The image featured here is somehow doctored??
Of course there are industrial sites there but that's what you see when you are iin the low lying floors. At the top floors, you get the greenery, city and water views as depicted in the pictures.
As for the money issue, not everyone is so poor even though the ceiling cap is only $8k. You think your hawkers in the food court earn less than you even though they dress in singlet and shorts? I tell you some of them own Rolex watches and Mercs that you don't see. Why does everyone seem all too ready to help others calculate, based on an estimated $xxxx income, that oh, this DBSS flat is not worth it?
Or detractors will say I'd rather get a condo or studio aprtment for that kind of price. Question is, Have you??
It's almost equilvalent to telling the driver who drives a Merc380, You siao ah. A car is only a car in singapore. For the price you paid, I could buy at least 8 Toyotas!
That is so poor man's thinking....
There is a lot more to consider apart fro the price of the flats alone. And different people have diffrerent expectations and needs.
My overseas friends think Singaporeans siao or damn rich when in fact we are damn poor. For the price of a cheapo (by todays market prices) 5 room flat of $450,000, you can get a private house with garden and garage overseas.
So i think many of the comparisons on the current DBSS flat are not justified. |

typical singaporeans..... new things all cheong to queue and be part of it.. when really have to select all chix out... they really not sure if they can or cannot apply... so just apply first. actually i feel hoi hup very lucky to sell 65%.. i was expecting much lower %. Hope the walk in price is not much different from current price else sure kana complain again.... |

as long as one dun overcommit on ur purchase and did ur sums before buying anything then nothing is too exp to afford.... as long as pple dun go running to their MPs once they get hit and cannot service their housing loans ... pt is dun overcommit

Taken these about 2 years ago from Kerrisdale's penthouse and Lavender's 30-storey flats.
Seriously, the water views portion a bit exaggerated. Furthermore, you will see City Square in the view towards the city.
If you have done your homework, the empty site in front of City View DBSS is zoned for high-rise residential too :) |

but at $597,000, no water. e.g. even the top floor of 4 room won't give u the water cos it is facing the land view e.g. north. |

I remember my tenant was laughing when the housing agent say "sea view". To expatriates, sea view probably mean really "sea view" like those from Marine Vista flats opposite East Coast Park and not a thin strip of "sea view" ;) |

i read Sin Ming newspaper last week. the most expensive 5 room at 36 storey remaining for walk-in selection is now about 630k only. looks like the prices has dropped. is it because Great Singapore Sale coming ? |
