Very expensive HDB flat. But, who knows? 20 years down the road it may cost more than 1 million?!

With a few hours before application closed yesterday, the Boon Keng Road DBSS flats had already attracted about 3,500 applications for its 714 units, or five home seekers for every one unit available.This prompted concerns among some applicants about their prospects in the ballot. Developer Hoi Hup Sunway Development felt vindicated by the strong demand, as concerns were previously raised about the high prices of the flats. Some potential homebuyers told TODAY that they were deterred by the prices, which exceeded their budget for a HDB flat. But there were also those who felt that the good location and pleasant city views were worth paying the premium for. The report also noted that demand for City View was not as strong as the first DBSS launched in Tampines. Property pundits speculated that the high pricing could have dampened demand. Another pointed out that the Tampines project was located in a mature estate, providing ready pool of upgraders. They also cautioned that HDB should not replace standard public housing with this developer-led-model as it would price out the low-income buyers.

The prices are scary. My friend got a high floor 3-br unit at Kerrisdale for about S$600k in 2005. In 2008, this City View@Boon Keng which is smaller than my friend's unit costs > S$600k! I should have bought Kerrisdale then and pocket some earnings! |

cannot compare like that.
Kerrisdale is near to an old "lighted" district and little india and no racial quota at Kerrisdale. 
City View is sandwiched between industrial and residential area, nearer to MRT and other amenities like wet market, cc and famous primary school within 1 km radius. |

I tink those who bought r mainly those who benefited frm the en bloc sales.. i heard frm few frens who hav frens who r successful applicants but back out bcos they do not have enuf cpf to pay for the downpayment n progressive payments... I suppose many young couples did do their sums b4 applying |

HDB has this rule that applicants that own/sold their private apartment within 30 months of the date of application cannot apply for new flats? That includes DBSS and EC too.
Can't be from en bloc. Unless... they use their children's name to apply while paying for the flat. |

cannot be leh.. cos if u are a private property owner... u need to wait 30 mths before u can apply for a HDB flat .. and en bloc fever only started like last yr.... but the prices for these new flats are really high.... I think those who can really finance it are maybe existing flat owners... so after selling their current flat, they just need to borrow the remaining amount from either HDB or the bank. Else with such high selling flat, I doubt 1st time buyers can afford the monthly installments.

The prices for Singapore's 2nd DBSS site at Boon Keng.
3rms - $349,000 to $394,000
4rms - $523,000 to $597,000
5rms - $536,000 to $727,000
It's a more than 50% increase over the last DBSS at The Premiere @ Tampines.
if you can't wait 2 - 3 yrs,
for same location, cheaper to buy Blk 108C McNair and nearer to MRT station, but u need a lot of upfront CASH for the COV as valuation is still quite low and here's some recent transactions :

maybe the factories will be relocated for more upclass residential living..it's really a nice location considering it's distance to downtown..n the northeast line is nearby |
