An agent just sms-ed me... This development is going to be called D'Leedon... The name is so... eeek!

LTA has just widened Empress Rd to 4 lanes. But, I don't think it will help much. Seriously hope Capitaland has another exit for the development along Leedon Heights to alleviate the expected congestion. They should have the entrance at Leedon Heights when the development is call D'Leedon.

It seems that they are launching on 25 Nov.

This is formerly Farrer Court which is a HUDC site. Thus, 99-years... in fact less than that since the top up on the lease should have been 2 years ago... and to TOP in 2014.

Currently, under construction... piling has begun.

hehehe... I was thinking if the number of carpark lots is limited for this development i.e. only 30% of its available units, the situation would probably be more manageable... I can't imagine 1,600 cars more in this area... (Assuming 1,600 units => 1 unit has a car).

btw, there's another new development next door call Leedon Residence (432 units...). Traffic is pretty bad already... In 2015, 2,000 more cars to this development...

Prices have risen significantly indeed.

When freehold Scotts 28 was launched at $1500 psf a decade ago, everyone was saying the pricing is crazy.

Nonetheless, existing property prices are not a true indication of their actual value.

All prices have been artificially inflated by the influx of foreigners who are buying and also parking their laundered money in S'pore.

Giving names of D'Leedon, Leedon Residence, and Leedon Heights is like a repeat of Evelyn Road where there
are D'Evelyn, Residences @ Evelyn and Evelyn Mansion.  Lack creativity.

The government's push is towards public transport.
Perhaps in future for private development we may have to purchase car park space as well.

btw, D'Leedon has 2 entrances! Yay! I hope most of the owners will use the Leedon Heights' entrance, especially during peak hours! :D

d'Leedon new condo at former Farrer Court site

SINGAPORE: A consortium led by developer CapitaLand has unveiled a new development on the site of the former Farrer Court.

Called d'Leedon, the new condominium along Farrer Road will have 1,715 units built on the 840,049-square-foot site.

They comprise 1,703 apartments in seven 36-storey residential towers and 12 exclusive semi-detached houses.

CapitaLand says the residential towers occupy only 22 percent of the site, freeing up a landscaped area of over 650,000 square feet dedicated to greenery and recreational facilities.

The first preview sales to former owners of Farrer Court will be held this weekend, followed by the public launch. This first launch will be for 200 choice units located across all floors in two residential towers, with unit types ranging from one-bedroom-and-study to four-bedroom units. The average price of the units is S$1,680 per square foot.

d'Leedon also features a cluster of 80 units specially designed to be elderly-friendly.

It would be interesting to see how the selling price of $1,600 psf can be sustained, as another technical recession is expected oin 2011.
 
If you look at past history, there has been 2 recessions in the past 2 year of the rabbit.
 
2011 is year of the rabbit.
